<br />703.5.4 Site Development Standards <br /> <br />1) Minimum Lot Area: 4,000 square feet for single family and duplex dwellings, <br />and 3000 square feet for townhouse units, <br /> <br />2) Minimum Lot Width: 40 feet for single family, and duplex dwellings. No <br />minimum lot width for townhouse dwellings in contiguous blocks of three or <br />more dwellings. <br /> <br />3) Maximum Height: Forty-five (45) feet. <br />4) Setbacks: <br /> <br />Front Yard: Minimum of ftwenty (20) feet <br /> <br />Interior Side Yard: Minimum of five (5) feet or combined side yard often <br />(10) feet for single-family detached units. For duplex and townhouse <br />units, zero (0) feet for the side of common or abutting walls of attached <br />units. A maximum of eight (8) dwellings may be constructed in a <br />contiguous series of attached dwellings or townhouses. The minimum <br />side separation between contiguous groupings of dwellings shall be twenty <br />(20) feet. <br /> <br />Comer Side Yard: Minimum of ten (10) feet. <br /> <br />Rear Yard: Minimum of fifteen (15) feet for principle use structures. <br /> <br />5) Lot coverage: The combined lot area covered by all principal and accessory <br />buildings shall not exceed fifty (50) percent. A minimum of thirty (30) <br />percent of the lot area shall be maintained in landscaped open space and <br />recreation space (pools, courtyards, and patios). <br /> <br />6) Floor Area Ratio: The maximum floor area ratio shall be eight-tenths (0.80). <br /> <br />7) General Design Standards for Attached and Townhouse Structures: <br /> <br />a) Sidewalks shall connect each attached dwelling and townhouse to the <br />public street and parking serving the dwelling unit. <br /> <br />b) Shared driveways are permitted, with the recordation of perpetual <br />easements to provide for the use and maintenance of the shared driveway. <br />Courtyard style parking is permitted.
