<br />703.6 Medium Density Multi Family Residential (RMF-l) <br /> <br />703.6.1 Puz:pose The Medium Density Multifamily Residential (RMF-l) District <br />provides for single family, duplex, townhouse and medium density residential <br />development of muhifamily dwellings at a maximum density of twenty-five (25) <br />dwelling units per net acre consistent with the City's Comprehensive Plan Land <br />Use Element and the corresponding Medium Density Residential land use <br />category. The uses within this district shall be consistent with, but may be more <br />restrictive than the Medium Density Residential Land Use Category permitted <br />uses. <br /> <br />703.6.2 Permitted Uses. No building or structure, or part thereof: within the district shall <br />be erected, altered or used, or land used in whole or in part for other than one or <br />more of the following specific uses, subject to all other applicable standards and <br />requirements contained in this ordinance: <br /> <br />(a) Multifamily apartments. <br /> <br />(b) All uses permitted in the R- TH district. <br /> <br />(c) Uses customarily incidental and accessory to any of the above uses when <br />located on the same plot. <br /> <br />(d) Wet dockage or moorage of private, non-commercial, pleasure craft in <br />connection with any residential use permitted. <br /> <br />703.6.3 Conditional Uses: <br /> <br />(a) All conditional uses permitted in the R-l District. <br /> <br />703.6.4 Site Development Standards. <br /> <br />(a) Minimum Lot Area and Width: <br /> <br />1) Single Family and duplex - 4000 square feet lot not less than forty-feet <br />(40) in width. <br /> <br />2) Townhouses - As required in the R- TH District. <br /> <br />3) Apartments: 10,000 square foot lot not less than one hundred (100) feet <br />in width. <br /> <br />(b) Maximum Dwelling Unit Density: The maximum dwelling unit density <br />shall be twenty-five (25) dwelling units per acre. <br /> <br />(c) Maximum Height: <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />ZONING DISTRICTS 700 - 12 <br />
