<br />1) For single family, duplex and townhouses, as in the R-l and R-TH <br />Districts respectively. <br /> <br />2) For apartment structures, the maximum height shall be (50) feet. <br /> <br />(d) Lot Coverage: The combined lot area covered by all principal and <br />accessory buildings shall not exceed sixty (60) percent ofthe area of the lot. <br /> <br />( e) Minimum Setbacks: <br /> <br />1) Apartments: Front - 20 feet plus one (1) foot for each three (3) feet of <br />building height over thirty-five (35) feet up to a maximum <br />offifty-feet (50). <br /> <br />Side - 10 feet plus one (1) foot for each two (2) feet of <br />building height over thirty five (35) feet up to a maximum <br />of fifty (50) feet. <br /> <br />Side Street - 15 feet plus one (1) foot for each (2) feet of <br />building height over thirty (35) feet up to a maximum of <br />fifty (50) feet. <br /> <br />Rear - 25 feet plus one (1) foot for each three (3) feet of <br />building height over thirty-five (35) feet up to a maximum <br />offifty-feet (50). <br /> <br />Building Spacing -twenty five (25) feet <br /> <br />2) Single family, duplex and townhouses - as required in the R-l and R-TH <br />Districts respectively. <br /> <br />(f) Minimum Open Space: 35% of the total lot area. Said open space shall be <br />unencumbered with any structure, parking or loading space and shall be <br />landscaped and improved for passive and active recreation including <br />waterfront walkways, plazas, terraces, pools and game courts. <br /> <br />(g) Floor Area Ratio: The floor area ratio shall not exceed 1.00. <br /> <br />703.6.5 Minimum Floor Areas: The minimum per unit floor area for a multiple <br />family dwelling unit not including garage or un-air conditioned areas shall <br />be as follows: <br /> <br />1) Efficiency Unit: five hundred and fifty (550) square feet. <br />2) One bedroom unit: seven hundred and fifty (750) square feet. <br />3) Two-bedroom unit: nine hundred (900) square feet. <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />ZONING DISTRICTS 700 - 13 <br />
