<br />703.7 Medium - High Density Multi Family Residential (RMF-2) <br /> <br />703.7.1 Purpose The Medium - High Density Multifamily Residential (RMF-2) <br />District provides for single family, duplex, townhouse, medium density and <br />high-density residential development of multifamily dwellings at a maximum <br />density of sixty (60) dwelling units per net acre consistent with the City's <br />Comprehensive Plan Land Use Element and the corresponding Medium - High <br />Density Residential land use category. The uses within this district shall be <br />consistent with, but may be more restrictive than the Medium - High Density <br />Residential Land Use Category permitted uses. <br /> <br />703.7.2 Uses Permitted - No building or structure, or part thereof: within the district <br />shall be erected, altered or used, or land used in whole or in part for other than <br />one or more of the following specific uses, subject to all other applicable <br />standards and requirements contained in this ordinance: <br /> <br />(a) All uses permitted in RMF-I district. <br /> <br />(b) Uses customarily incidental and accessory to any of the above uses when <br />located on the same plot. <br /> <br />(c) Wet dockage or moorage of private, non-commercial, pleasure craft in <br />connection with any residential use permitted. <br /> <br />703.7.3 Conditional Uses: <br /> <br />(a) All conditional uses permitted in the RMF-I District. <br /> <br />(b) Apartment Hotels <br /> <br />(c) Convenience Retail and office as an accessory use as part of a site <br />plan approved prior to the adoption of these LDRs. <br /> <br />703.7.4 Site Development Standards. <br /> <br />(a) Minimum Lot Area and Width: <br /> <br />I) Single Family and Two Family Dwellings - 4000 square foot lot not <br />less than forty-feet (40) in width. <br /> <br />2) Townhouses - As required in the R-TH District. <br /> <br />3) Apartments: 10,000 square foot lot not less than one hundred (100) <br />feet in width. <br /> <br />(b) Maximum Height: <br /> <br />Ci1y of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />ZONING DISTRICTS 700- 14 <br />
