<br />1) For single family, duplex and townhouses, as in the R-l and R-TH <br />Districts respectively. <br /> <br />2) For apartment structures, the maximum height shall be 190 feet <br />including all rooftop equipment and further controlled by the <br />minimum setbacks. <br /> <br />(c) Lot Coverage: The combined lot area covered by all principal and <br />accessory buildings shall not exceed sixty (60) percent of the area of the <br />lot. Structures whose rooftop level is connected by walkways directly at <br />the rooftop level to a muhifa.mily structure, and that have a flat roof <br />structure that is fully improved with landscaping, useable plazas, terraces, <br />active unenclosed recreation facilities and the like shall have a lot <br />coverage, including the above described improved rooftop structures not <br />exceeding eighty (80) percent of the lot area. <br /> <br />(d) Minimum Setbacks: <br /> <br />1) Apartments: Front - 20 feet plus one (1) foot for each three (3) feet of <br />building height over thirty-five (35) feet up to a maximum <br />offifty-feet (50). <br /> <br />Side - 10 feet plus one (I) foot for each two (2) feet of <br />building height over thirty five (35) feet up to a maximum <br />offifty (50) feet. <br /> <br />Side Street - 15 feet plus one (1) foot for each (2) feet of <br />building height over thirty (35) feet up to a maximum of <br />fifty (50) feet. <br /> <br />Rear - 15 feet plus one (1) foot for each three (3) feet of <br />building height over thirty-five (35) feet up to a maximum <br />offifty-feet (50). <br /> <br />Building Spacing - The greater of twenty-five (25) feet or <br />forty (40) percent of the height of the tallest building not <br />to exceed sixty-feet (60). <br /> <br />2) Single family, duplex and townhouses - as required in the R-l and R- <br />TH Districts respectively. <br /> <br />(e) Minimum Open Space: 35% of the total lot area. Required open space <br />shall be unencumbered with any structure, parking or loading space and <br />shall be landscaped and improved for passive and active recreation <br />including waterfront walkways, plazas, terraces, pools and game courts. <br /> <br />(1) Maximum Floor Area Ratio: The floor area ratio shall not exceed 2.0. <br />Additional bonus floor area ratio up to 2.5 may be allowed for waterfront <br />developments that comply with Community Design Element Policy IE, <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10, 2002 <br /> <br />ZONING DISTRICTS 700 - 15 <br />
