<br />"Commercial Recreation" shall mean a business, or zoning district whose primary purpose <br />is recreational activities. Commercial recreation provides for major public and <br />private commercial recreational, civic and cultural facilities, which offer recreational <br />opportunities to residents and tourists. Commercial recreation uses include but are <br />not limited to sports arenas, theme parks, amusement parks and golf courses. <br />Commercial recreation uses may include movie theaters, bowling centers, health <br />clubs, pool halls, spas or video arcades if they are accessory uses to the main <br />recreational uses. <br /> <br />"Commercial use" shall mean any use whose primary purpose is retail sales or professional <br />offices and services. Commercial uses may include, but not be limited to: financial <br />institutions; medical facilities; personal services; restaurants; entertainment uses; <br />small appliance repair; printing; studios and galleries; instructional businesses; and <br />recreational uses such as movie theaters, bowling centers, health clubs, pool halls, or <br />video arcades. <br /> <br />"Commission" shall mean the City Commission of the City of Sunny Isles Beach. <br /> <br />"Comprehensive Plan (orl Plan" shall mean the City's Comprehensive Plan as adopted by <br />Ordinance No. 2000-105 and as may be amended from time to time. <br /> <br />"Conditional Use" shall mean uses, which may be allowed under certain circumstances in a <br />particular zoning district after review and approval by the City Commission. <br /> <br />"Condominium" shall mean the form of real estate ownership defined by the Florida <br />Condominium Act, F.S. ch. 718, as amended from time to time. <br /> <br />"Condominium Apartment Building" shall mean a building in which individual dwelling <br />units are held in separate private ownership (condominium) and all floor space, <br />facilities, and outdoor areas used in common by all owners or tenants are owned, <br />administered and maintained by a corporation created pursuant to Florida Statutes. <br /> <br />"Contiguous" shall mean next to, abutting, or touching and having a boundary, property line <br />or portion thereof: that is common to both properties. <br /> <br />"Density or Gross Density" shall mean the number of residential dwelling units or rooms <br />allocated to the project divided by the total project acreage.
