<br />"Density, net" shall mean the number of residential dwelling units divided by the net parcel <br />area. <br /> <br />"Detached residential" shall mean an individual residential dwelling that is not attached to <br />another dwelling unit. <br /> <br />"Detached residential-Minimum lot area per unit" shall mean the minimum required lot <br />area of any detached residential lot within a development parcel. <br /> <br />"Developer" shall mean any person, corporation, partnership, other legal entity or a <br />governmental agency, undertaking any development as defined in these LDRs. <br /> <br />"Development" shall mean the carrying out of any building activity or mining operation, the <br />making of any material change in the use or appearance of any structure or land, or <br />the dividing of land into parcels. The following activities or uses shall be taken for <br />the purposes of these regulations to constitute "development": <br /> <br />1) A reconstruction, alteration of or material change in the extent or appearance of <br />a structure on land. <br /> <br />2) A change in density or in the intensity of use of land, such as an increase in the <br />number of dwelling units in a structure or on land, or an increase in the number <br />of businesses, manufacturing establishments, or offices. <br /> <br />3) Alteration of a shore or bank of a lake, pond, or canal, including any "coastal <br />construction" as defined in F.S. ~ 161.021. <br /> <br />4) Commencement of drilling, mining, or excavation on a parcel of land, except to <br />obtain soil samples. <br /> <br />5) Demolition of a structure. <br /> <br />6) Clearing of land as an adjunct of construction. <br /> <br />7) Deposit of refuse, solid or liquid waste, or fill on a parcel of land. <br /> <br />The following operations or uses shall not be construed for the purpose of these regulations <br />to involve "development": <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10, 2002 <br /> <br />CHAPTER 2 - Definitions & Rules of Construction 200- 8 <br />
