<br />703.2 Community Facilities (CF) <br /> <br />703.2.1 Pw:pose. The Community Facilities (CF) District is intended for federal, state <br />and local government activities, public health, recreational, cultural, religious or <br />educational activities, transportation facilities, public facilities and utilities and <br />other similar facilities that generally serve and benefit the community. To assure <br />compatibility with adjacent residential areas; for any particular location of a <br />mapped CF district, residentiaVcare uses are permitted to a maximum density <br />equal to that of the lowest permitted residential density of all adjoining districts. <br />CF Districts may be applied to all lands except those designated Conservation <br />(CNS) on the Future Land Use Map of the Comprehensive Plan. <br /> <br />703.2.2 Permitted Uses. No building or structure, or part thereof: within the district <br />shall be erected, altered or used, or land used in whole or in part for other than <br />one or more of the following specific uses, subject to all other applicable <br />standards and requirements contained in this ordinance: <br /> <br />(a) Auditoriums, libraries, cultural centers, museums and galleries related to <br />the fine arts; neighborhood or community centers. <br /> <br />(b) Schools, primary and secondary public or private educational facilities, <br />colleges and universities, public and private, including business colleges, <br />and trade schools. <br /> <br />(c) Religious Facilities, churches, synagogues, temples or other places of <br />worship and religious assembly. <br /> <br />(d) Structures and uses required for the performance of a governmental <br />function. <br /> <br />(e) Structures and uses relating to the general operation of public facilities and <br />utilities requiring locations within the district (such as aboveground lift <br />stations, and electrical substations <br /> <br />(f) Uses that is customarily incidental and accessory to the above principal <br />uses. <br /> <br />703.2.3 Conditional Uses. <br /> <br />(a) Governmentally sponsored or subsidized residential/care facilities for the <br />aged and/or handicapped, nursing homes, convalescent homes, congregate <br />living facilities, foster care homes and orphanages. <br /> <br />703.2.4 Site Development Standards. <br />(a) Minimum lot size: 10,000 square feet. <br /> <br />(b) Minimum lot width: 75 feet. <br /> <br />(c) Maximum Height: 120 feet. <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10, 2002 <br /> <br />ZONING DISTRICTS 700 - S <br />
