BRIEF DESCRIPTION OF PROJECT AND RELEVANCE TO THIS CONTRACT (Include scope, size and const) <br /> <br />The Project consists of an affordable housing/Residential Building with 81,840 Gross Square Feet, Five (5) stories, 72 residential <br />units, inside courtyard and multi purpose room, It also includes an Out-Patient Medical Facility, 1 story with 6,200 Gross Square <br />Feet, physician offices, exam rooms and x-ray, vitals. The Parking Structure includes 118,682 Gross Square Feet, 3 elevated decks <br />parking garage with capacity for 350 cars and on grade parking for 161 cars, <br /> <br />Field Observations and Investigation: Visual on-site non destructive review of the project site, including but not limited to physical <br />condition of the site and surroundings, field measurements, digital recording (photos) <br /> <br />Review of Existing Documents: Review of all available and pertinent documentation related to the site and surrounding buildings <br />which includes but not limited to existing surrounding buildings design drawings, survey data provided by the client, underground <br />utilities drawings. <br /> <br />Schematic Design: <br />Review all data furnished including design program, budget, legal, site, code space and special owner requirements. <br />Prepare functional space plans, basic sections and elevations for all 3 components: parking Structure, Clinic and Residential <br />Building <br />Analyze comparative systems with engineers and consultants <br />Select systems to be used <br />Determine system space and location requirements <br />Research and review systems, materials and finishes to comply with LEED requirements <br /> <br />Design Development: <br />Review unresolved issues on schematic design <br />Confer with and obtain preliminary review from regulatory agencies <br />Confer with and obtain preliminary review from Clinic operator (Jackson Memorial Hospital) <br />Research, review and verify space dimensions for installation and operation of medical equipment <br />Coordinate with mechanical and electrical engineers the result of meetings with the utility companies. <br />Coordinate with consultants and review the results of all investigations and tests including soil boring and analysis, <br />Prepare necessary documents to include site plan, plans elevations sections, schedules and notes. <br />Prepare area calculations <br />Incorporate system requirements and materials to the design according to LEED point charrettes provided by LEED consultant <br /> <br />Construction Documents: <br />Review unresolved issues on design development <br />As documents develop, confer with and obtain further review from regulatory agencies, and clinic operator. <br />Coordinate the work of all team members, including consultants <br />Complete all schedules including door, window, finishes and wall types. <br />Monitor approval and permit process <br />Coordinate with consultants and revise documents as required & Prepare final area calculations <br /> <br />STANDARD FORM 330(6/2004) PAGE 18 <br />
