<br /> <br />Borges + Associates Team has completed numerous fast-track projects. We find that teaming in true partnership <br />with all of the disciplines is necessary to accomplish good communication and drive for the project to succeed. We <br />understand the unique requirements of managing and executing multiple design contracts. This contract will be staffed <br />by management and technical leaders with extensive experience and knowledge of Standards and codes. <br />With sufficient depth of resources through our electronically connected offices, we collaborate effectively and perform <br />seamlessly on multiple designs concurrently to successfully meet budget and schedule requirements. <br /> <br />Project Manager. As indicated on the organizational chart, Michael Ritus will serve as the project manager, <br />coordinating all disciplines and acting as the single point-of contact with the City of Sunny Isles. He provides a strong <br />track record of leadership and quality control. In the role of senior project manager, Mr. Ritus will be responsible for: <br />· Working closely with task managers to identify the most appropriate technical and subconsultants <br />resources for each task. <br />· Cost and scope proposals for each project. <br />· Development and issuance of internal project management plan. <br />· Direct coordination with the Lauderhill Housing Authority and its team for task order planning and <br />execution. <br />· Supervision and coordination of the efforts of all job captains and subconsultants to produce required <br />project documents. <br />· Continuous coordination of work requirements, project reviews, presentations, schedules, performance, <br />and cost management issues. <br />· Timely documentation and communication of all discussions and decisions affecting the work. <br />· Quality control of the process and deliverables. <br /> <br />Managing the review of contractor's submittals and responses to Requests for Information <br />Throughout the project and during the Contract Administration phase (CA) Michael Ritus will be the point of contact <br />and owner's representative, all submittals and shop drawings as well as Requests for Information (RFI) are routed <br />through Michael. <br /> <br />The Borges team reviews the submitted documentation for general conformance with the design concept of the <br />project and general compliance with the information given in the contract documents; our team keeps a detailed log <br />for Shop Drawings and submittals as well as for RFI for tracking and identification purposes. <br /> <br />Management of the close-out of the construction contract <br />The Borges team takes pride in making sure our client's expectations are met. We work hard to make your transition <br />from construction to occupancy as smooth and as worry free as possible. Our project Closeout list includes between <br />others Punch List services and Contractor's Certification of completed Punch List, close out Documents, As Built <br />drawings, consent of Surety to Final Payment and Release of Liens, etc. To assure project success and fast-track of <br />your facilities, our clients ~nd installation project managers required a Design team with: <br />· Comprehensive residential sector expertise, <br />· Innovative design-build solutions that could reduce construction time and costs <br /> <br />Job Captains/Quality Assurance Managers. The Job Captains/Quality assurance managers on this project, <br />Mileynis Trejo, LEED AP, Guillermo Sosa and Noel Ogunbunmi, LEED AP have strong experience in implementing <br />stringent quality control procedures on many public and private projects. They have worked with Iman AI Ajlani, <br />Project Architect on several notable projects with Borges + Associates, including Susquehana Financial Center- <br />LEED Silver and Hialeah Palm Center Affordable Housing Apartments, LEED. <br />They will be responsible for: <br />· Design Development, Construction Documents, Permitting, on-site Construction Administration <br />· Coordination with structural and MEP consultants, building code research, drawing quality control <br /> <br />7 <br /> <br />Cit of Sunn Isles Beach Fl Professional General Architectural Services RF No.1 - - <br />
