After BEA submitted recommendations, the City asked BEA to renovate the
fa~ade of the historical building. Tasks included replacing envelope components such as
windows and doors with elements that are code compliant while keeping the aesthetic char-
acteristics ofthe originals. Detailing exterior waterproofing and selecting paint color, finishes
and decorative elements were also part of the scope of work. In addition to the study, BEA
provided schematic design through construction documents, construction administration,
cost estimating and permitting services.
Winner of the Dade Heritage Trust Preservation Award 2008. Project Cost: $3 million
Contact: Mr. Carl Hastings, 305.673.7080

· BEA provided complete AlE services for an unusual bilevel structure which is es-
senti ally a parking garage for 86 golf carts. The 10,000 sf facility harmonizes with a new clubhouse which was concurrently designed.
Disguised as a habitable building with arched openings and windows, the facility's design passed the City of Miami Beach's stringent
design review boards. Demolition and replacement of slab foundations at two fire stations.
At Fire Station No.1, the area involved 7695 sf and the new slab is supported on a grade beam. At Fire Station No.3, the mat founda-
tion covers 1593 sf and is supported by the ground beneath. Project Cost: $15,000 Miami Beach Contact: Ms. Viviana Alemany,
305.673.7000

· SEA was commissioned to conduct a structural study of the culverts under
6th and 10th Streets in Miami Beach. Structural analysis was performed in an effort
to determine for the city whether or not the culverts, in their existing physical condi-
tion, could withstand the stress applied on them by trucks carrying heavy loads. A
simple analysis of the findings determined that the culverts, built in the 1940's and
50's, did not meet the current standard in terms of structural strength. Careful scrutiny
by BEA, however, revealed that with proper maintenance and the implementation
of a load restriction signage program, the culverts will likely continue to function
as they have in the last 50 years. Consequently, the city's engineers were able to
avert an unnecessary and costly replacement, and avoid the heavy burden that
would have been placed on the Flamingo-Lummus neighborhood.
