The constant evaluation of costs provides crucial <br />information to the design team for their selection of material and/or detailing. <br /> <br />It is standard company policy to provide a full estimate to managing staff and directors <br />so that decisions can be better made in relation to the project budget and estimated <br />construction cost. In the event of costs overrun, they are immediately identified and <br />handled with design and/or material alternatives for consideration. In addition the <br />estimating department as a standard policy always solicits a minimum of three <br />competitive bids. <br /> <br />12.6 Scheduling and Schedule Control <br /> <br />The most important aspect to scheduling is having a realistic and current understanding <br />of material availability and labor conditions. The firm's estimating department is also <br />responsible for preparing and maintaining an updated Project Time Schedule. Along <br />with cost related meetings and discussions the project time schedule is also subjected <br />to scrutiny and constant evaluation. <br /> <br />The firm has strict compliance guidelines for performance from all sub-contractors that <br />is not only based on an overall time schedule but broken down to weekly tasks <br />accomplishments. In the event that any item falls behind the outlined schedule the <br />constructions manager and project superintendant will immediately issue notices to the <br />responsible party and immediately begin to strategies methods to solve the issue. <br /> <br />12.7 Design and Construction Control/ Assurance Plan <br /> <br />As part of this important plan the firm implements weekly site visits and inspections by <br />the project architect and engineers. These visits are crucial in identified any area that <br />do not meet the design standards as outlined in the plans and specifications, which are <br />immediately notified to the responsible party for correction. <br /> <br />This task also includes the submittal and process of RFl's, which are submitted to the <br />architect and engineers. <br /> <br />As part of the Design-Build processes, the architect and engineers share (along with <br />the developer) equal responsibility and interest in the project. It is crucial that these <br />companies have an established working relationship and such is the case with the team <br />that has been assembled for this project. <br /> <br />31 of 32 <br />
