Task 1: Coordination and Conceptual Design <br />Prior to commencing the design work, the MLA Project Manager will meet with <br />the City in order to establish the design program and budget for the project. <br />Typically, this is coordinated through review of the City's Capital Improvement <br />Plan (CIP), existing maintenance budget and input from adjacent property <br />owners. Using this information, MLA will develop a preliminary concept plan to <br />graphically depict potential improvements that can be implemented within <br />budget, while meeting the needs of the City and its residents. <br />Based upon the approved <br />conceptual design, the City and MLA <br />will establish a scope and schedule <br />for the desired improvements. This <br />schedule would take into <br />consideration grant application <br />deadlines, City fiscal year <br />expenditure requirements, and <br />resident expectations. Typically, for <br />this type of project, MLA's schedules <br />include a 50% and 100% review of <br />the design documents. The actual <br />review process will also be <br />developed as part of this Task. <br />ITask 2: Planting Design <br />l <br />1 <br />MLA's project staff will conduct a field review to verify field conditions with the <br />City Project Manager. During this field review, MLA will document and locate <br />existing trees and vegetation within the project limit. Should existing trees be <br />impacted or removed as part of the roadway enhancement, a tree survey will be <br />conducted and a tree removal /relocation license will be applied for. Upon <br />completion of the survey, MLA will quantify the critical tree conditions and <br />proceed through the permitting process. <br />MLA will prepare computer generated <br />base plans using base maps and <br />information provided by the City and <br />supplemented by field verification of <br />above - ground visible physical features <br />within the right -of -way. <br />MLA will then develop a planting design <br />for the project that will improve the <br />aesthetics and complement the <br />adjacent existing developed areas by <br />maximizing the use of existing median <br />trees and incorporating new plant installations. Landscape items to be <br />addressed in the design will include trees, shrubs, groundcovers, and sod areas. <br />The planting design documents will include plans, details, quantities, notes, and <br />size specifications for the installation of the proposed landscaping. <br />
