Establishing independent Peer Reviews to ensure a quality product. <br /> <br /> <br />The process in implementing this philosophy starts with <br />a clear understanding of the City's needs and a clear <br />vision of its landscape. The <br />City of Sunny Isles Beach Comprehensive Plan which <br />was adopted October 2000, serves as the initial source <br />of information. According to the report, the city is <br />expecting over the course of the years a significant <br />growth in dwellings resulting in an additional strain on the City's infrastructure. The <br />resulting effect on the City has been an increase demand to upgrade storm water <br />systems, as well as water and sewer systems and to evaluate the role of transit and <br />roadway oriented development. An understanding of these issues is critical to our <br />design approach. <br /> <br />Once you have a clear understanding of the needs and issues and the project's role at a <br />regional level, you can move forward in implementing a sustainable design. As the <br />region and City's population continues to expand, there will be a growing challenge on <br />how to minimize impacts to the natural and social environment to ensure that a high <br />level quality of life is maintained for its visitors and residents. As a company we take <br />this matter very seriously. Our corporate offices as well as the majority of our <br />employees live and work in Miami-Dade County area. By providing this type of focus in <br />our design it will lay the groundwork for sustainable development that is resource <br />sensitive and results in a positive effect not only to the natural environment but to the <br />City of Sunny Isles Beach neighborhoods (community cohesion) both present and <br />future. <br /> <br />Once we develop our design the next phase is ensuring that the City receives a product <br />of the highest quality. Built into every project is a Quality Control/Quality Assurance <br />program built on the principle of independent peer reviews. A detailed explanation of <br />this process is explained under the Technical Capabilities section of this proposal. This <br />process not only checks for errors and omissions, but also checks that all of the design <br />principles that were previously outlined were considered in the development of the <br />plans. <br /> <br />Page 6 <br />
