NCARB Design / Build Services Start Date: December 2005 Location: Hialeah Gardens, Florida Services Provided: Architect of Record & Construction Management Completion Date: August 2007 o Total Construction Cost: $ 2,219,000.00 Total Structure Square Footage: 37,597 sq. ft. Descriotion of the Project: A 37,597 sq. ft. warehouse with 8356 sq. ft. of offices area with 2 loading dock areas and the site is 2.43 acres. The Building was damaged by Hurricane Wilma. The storm blew off the west loading dock canopy (25'x63') and rolled over the warehouse structure peeling the roofing system of the main warehouse and creating extensive damage to the structure and the office interior of the building. The building had additional damage to the roof metal deck due to old age. The building needed to be brought up to the current code requirements and provide accessibility. o Technical Duties: CMF was retained as Architect of Record and Construction Management to provide design /build services for the re-construction of the warehouse and office area. CMF prepared plans and specifications for the rebuilding of the canopy steel structure, replacing of the entire steel deck to the structure. Providing a light weight insulating concrete system, and re-roofing the entire building. As well as the interior build-out of the office area and adding a new entrance feature with handicap ramp and the new elevator tower to the building. The building was upgraded as per Florida building code 2004. A schedule and a cost estimate was prepared prior to signing the contract and cost verification is on going during the construction of the project. The cost of the project was $2,219,000. dollars. The design phase was completed in June 2006. The project is under construction and the construction phase is expected to be completed by August 2007. 6
