<br />~~ <br />~ <br /> <br />TEAM WORK PLAN AND MANAGEMENT APPROACH <br /> <br />The first element is to understand the fit of each component of each project with the utilities, <br />systems and special programs as may be applicable. Our previous and current experience with <br />similar type projects with other private, governmental agencies has given us exposure to the <br />intensity of need to coordinate programs within the parameters of existing buildings, facilities or <br />properties, Each project is unique and complex in its own fashion, The key response to project <br />complexity is flexibility. The team will provide program verification to respond to specific <br />program and space requirements. <br /> <br />Our philosophy on phasing, scheduling and staging is to design ahead of the schedule. Weekly <br />reviews between project managers and the design team are essential. A key strategy is "on board" <br />reviews prior to each intermediate review with the City for individual focus sessions on: <br />maintenance, operations and utilities to minimize surprises, changes and delays. All specialists <br />must collaborate and be precisely coordinated so that there is no sacrifice in quality. <br /> <br />Our team has skills for both cost & value engineering and has a commitment that comes from <br />within the team; we design to budget. The Alleguez team will provide periodic order-of <br />magnitude estimates and work closely with the City on budget compliance, We have a depth of <br />resources and technical specialists available and committed to our projects and this contract. <br /> <br />The team will cooperate fully with the City of Sunny Isles Beach staff and the construction <br />mangers or general contractors selected on the critical review of major cost, design and overall <br />issues to establish systems that will meet necessary requirements. To many respondents, the <br />processes required during this commission would prove to be complex and cumbersome. We will <br />be higWy advanced in our ability to succeed due to our project-specific techniques of early <br />problem seeking and persistent problem solving, especially important on these types of projects at <br />both procedural and technical levels. Another key is effective inter-personal communications, a <br />necessity due to critical issues that arise during all phases of any project. <br /> <br />Our reliance on capable and motivated people using a defined system of computer-based <br />communications, design and documentation is the primary reason that we can do this.
