C ,..<-' <br /> <br />I <br /> <br />SCOPE OF SERVICES <br /> <br />The following Scope of Services has been developed in response to the Sunny Isles Beach Request for <br />Qualifications to provide Architectural/Engineering services for the Heritage Park and Parking Garage. <br /> <br />I <br /> <br />Phase 1: Conceptual Design and Schematic Phase <br /> <br />I <br /> <br />1. Meet with representatives of the City to review project requirements, budget, schedule, site <br />boundaries, traffic access and interaction with other buildings. <br />2. Obtain copy of parking and circulation study previously prepared. <br />3, Review 2000 City Master Plan and any updates. <br />4. Prepare geotechnical investigation and site survey. <br />5. Prepare traffic study if not already available. <br />6, Discuss the architectural concepts and the level of access control and security expected for the <br />parking structure. TimHaahs' primary consideration will be architectural fac;ade treatment to rneet the <br />style and functionality of the site and respecting the existing surroundings therne, and depict on <br />Architectural rendering. Working with Rosenberg Gardner and RTKL, the team will prepare a <br />conceptual architectural design and layout for Heritage Park. <br />7. Perform a City of Sunny Isles Beach Zoning and Florida Building Code review and, if necessary, <br />discuss with the Fire Marshall and other appropriate code officials their requirernents and <br />expectations concerning the parking structure. <br />8. Coordinate the additional components in the northwest corner of the garage: <br />· Vertipack trash cornpactor <br />· Chiller <br />· Ernergency generator <br />9. Based upon input received from the above tasks, further develop several functional schemes to <br />include a prelirninary striping layout, location of accessible parking spaces, retail spaces, <br />entrance/exit layouts, number of parking spaces, stair/elevator locations, slopes of the parking <br />ramps, restricted parking areas, stacking areas, etc. <br />10. Perform an internal flow analysis to confirm the traffic carrying capacity of the ramping systern and to <br />determine the proper number and configuration of entry and exit lanes. <br />· Discuss Parking Access and Revenue Control System (PARCS) operational requirernents, such <br />as hours of operation, user types, expected volumes, etc. <br />· Evaluate PARCS in terms of costs, remote site reporting, etc. <br />11. Prepare a final Schematic Design Package that will include: <br />· Heritage Park Concept <br />· Drawings for all parking floor plans <br />· Location of ancillary and retail spaces <br />· Recommended structural systern and foundation system <br />· Internal traffic isornetric <br />· Car counts <br />· Prelirninary cost estimate <br />12. Present to City Council when requested. <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />Phase 2: Design Development Phase <br /> <br />Upon the City's review and approval of Phase 1: Conceptual Design, TimHaahs will perforrn the following <br />Design services: <br /> <br />I <br /> <br />1. Refine building and park plans. <br />2. Functional Design: <br />· T ypicallayout of all floors showing overall dirnensions, retail spaces, bay sizes, striping layout, <br />stair locations, floor slopes, floor drains, other critical detail locations and updated car count. <br />· The irnpact of ADA regulations regarding accessible parking spaces for persons with <br /> <br />I <br /> <br />I <br /> <br />Timl1~~h~Em <br />
