C ,..<-' I SCOPE OF SERVICES The following Scope of Services has been developed in response to the Sunny Isles Beach Request for Qualifications to provide Architectural/Engineering services for the Heritage Park and Parking Garage. I Phase 1: Conceptual Design and Schematic Phase I 1. Meet with representatives of the City to review project requirements, budget, schedule, site boundaries, traffic access and interaction with other buildings. 2. Obtain copy of parking and circulation study previously prepared. 3, Review 2000 City Master Plan and any updates. 4. Prepare geotechnical investigation and site survey. 5. Prepare traffic study if not already available. 6, Discuss the architectural concepts and the level of access control and security expected for the parking structure. TimHaahs' primary consideration will be architectural fac;ade treatment to rneet the style and functionality of the site and respecting the existing surroundings therne, and depict on Architectural rendering. Working with Rosenberg Gardner and RTKL, the team will prepare a conceptual architectural design and layout for Heritage Park. 7. Perform a City of Sunny Isles Beach Zoning and Florida Building Code review and, if necessary, discuss with the Fire Marshall and other appropriate code officials their requirernents and expectations concerning the parking structure. 8. Coordinate the additional components in the northwest corner of the garage: · Vertipack trash cornpactor · Chiller · Ernergency generator 9. Based upon input received from the above tasks, further develop several functional schemes to include a prelirninary striping layout, location of accessible parking spaces, retail spaces, entrance/exit layouts, number of parking spaces, stair/elevator locations, slopes of the parking ramps, restricted parking areas, stacking areas, etc. 10. Perform an internal flow analysis to confirm the traffic carrying capacity of the ramping systern and to determine the proper number and configuration of entry and exit lanes. · Discuss Parking Access and Revenue Control System (PARCS) operational requirernents, such as hours of operation, user types, expected volumes, etc. · Evaluate PARCS in terms of costs, remote site reporting, etc. 11. Prepare a final Schematic Design Package that will include: · Heritage Park Concept · Drawings for all parking floor plans · Location of ancillary and retail spaces · Recommended structural systern and foundation system · Internal traffic isornetric · Car counts · Prelirninary cost estimate 12. Present to City Council when requested. I I I I I I I I I I I Phase 2: Design Development Phase Upon the City's review and approval of Phase 1: Conceptual Design, TimHaahs will perforrn the following Design services: I 1. Refine building and park plans. 2.
