<br />.. <br /> <br />~~ !!!S!~!d~a!:' <br /> <br />PROJECT APPROACH AND ALTERNATIVES <br /> <br />Haskell will approach the project will be to team with you and Spillis Candella to deliver <br />the best possible job, done right the first time, and at a good price. It all starts in this <br />price proposal with bids from Subcontractors we know feel the same way. One poor <br />performing Subcontractor can drag down your entire project and Haskell is committed to <br />making sure that does not happen. <br /> <br />Therefore, included in our price proposal, are Subcontractor bids from truly qualified <br />companies you can trust. By using only qualified firms, your cost in the long run will <br />always be much better since quality, safety and overall value will not be compromised. <br /> <br />Our approach to building the project follows the same general organization as the project <br />schedule in section 1. Upon mobilization, Haskell will erect a jobsite fence and secure <br />only enough of the site to construct the building, This will allow you to retain possession <br />of more than half of the existing parking lot. <br /> <br />We will demolish the paved areas under the garage, install the augercast piling, and <br />proceed with the structure. Once the structure is up, the exterior architectural <br />treatments, including the tilt-up concrete Big V's, and the interior building including the <br />new public works office will be completed, <br /> <br />The garage will be completed and you will be parking cars by March 2010. <br /> <br />Once the garage is complete, and public works has relocated into its new offices, <br />Haskell will complete the park area, <br /> <br />ALTERNATIVES: <br /> <br />All alternatives are deducts (or adds) to the BASE price. <br /> <br />1, Big V's in Tilt-up Concrete (recommended) - Haskell proposes to construct <br />the Big V system on the exterior of the building in site cast, tilt-up concrete <br />panels, The panels will be 2' thick in lieu of the 3' thick shown on the plans, <br />All other shapes, angles and dimensions remain the same. The concrete will <br />be coated with Tex-Coat to achieve a finished look comparable to stucco. <br />The advantages are numerous including MUCH greater durability and <br />virtually zero maintenance. Deduct $202,000 <br /> <br />2. Holeless, Machine Room less Elevator (recommended) - Haskell proposes <br />to furnish and install a machine room less, traction elevator. This will <br />eliminate the need for the pre-drilled shaft hole, hydraulic pump and elevator <br />machinery in the machine room, All that remains outside the shaft is the <br />control panel, which can be located in a much smaller room. In addition, <br />motor size is reduced from 40 HP to 6.6 HP. The cost of the two systems is <br />the same, however your savings come in reduced energy cost and lower <br />maintenance. <br />
