SCHEDULING AND COORDINATION City of Sunny Isles Beach Government Center - constructed by Weitz Innovative scheduling techniques ensure your project is completed on time. The Weitz Project Team will be using the Suretrak scheduling software to generate and manage the project schedule. This software program allows for detailed planning of each phase of the Project. identifies which activities form the critical path and identifies opportunities for acceleration. In addition to construction activities. extensive information can be included in the project schedule, increasing its accuracy (owner- requested milestones. manufacturing lead times. material procurement and availability of key equipment). During the creation of the Project Schedule, activities are added as necessary to increase the effectiveness of the schedule while providing the most opportunities for acceleration. Subcontractor input is solicited during the bid phase, resulting in more accurate activity durations. The Weitz Project Team performs a weekly schedule review and cross references the Superintendent's daily reports as a means of providing a "true real time picture" of the job status. Weekly updates are completed with the subcontractor's participation, allowing for meaningful input and coordination of the work. and making them accountable for their commitments. For activities that are behind schedule, appropriate make- up plans with the affected subcontractors are coordinated, executed in the field and monitored for compliance. The project Baseline Schedule is updated on a monthly basis and the short interval schedules are updated on a weekly basis. Short interval schedules are distributed and reviewed at the weekly subcontractor coordination meetings and the Baseline Project Schedule is distributed monthly to the Owner. Lean is a production management-based approach to project delivery. Lean principles promote continuous improvement. innovation, and accountability of all stakeholders. It occurs through successive levels of planning starting from overall promises, then to weekly and daily planning where the details are worked out-what is to be done, by whom. and by a specific date. so that the work can be carried out. The Last Planner system establishes conditions that must be met for the next phase of work to move forward. establishing constraints, the person responsible for removing that constraint, and the promised date. Examples of restraints are answers to Requests for Information, a trade that is behind schedule, or the late delivery of materials. As the work begins in the field, the short interval schedules are developed covering a six (6) week time period where the scheduling process begins to break the project down into more finite activities and shorter durations. This becomes our primary scheduling tool for completing the project in line with the milestone dates established in the baseline project schedule. In conjunction with the project schedule, The Weitz Company. will utilize Lean and The Last Planner system to increase teamwork and schedule effectiveness. The system enforces accountability of all trades and team members. In using this process the project receives the benefit of opportunities to accelerate the schedule on a continual basis.
