<br /> <br />SCHEDULING AND COORDINATION <br /> <br />City of Sunny Isles Beach <br />Government Center <br /> <br />- constructed by Weitz <br /> <br />Innovative scheduling techniques ensure your project <br />is completed on time. <br /> <br />The Weitz Project Team will be using the Suretrak scheduling software <br />to generate and manage the project schedule. This software program <br />allows for detailed planning of each phase of the Project. identifies <br />which activities form the critical path and identifies opportunities for <br />acceleration. In addition to construction activities. extensive information <br />can be included in the project schedule, increasing its accuracy (owner- <br />requested milestones. manufacturing lead times. material procurement <br />and availability of key equipment). During the creation of the Project <br />Schedule, activities are added as necessary to increase the effectiveness <br />of the schedule while providing the most opportunities for acceleration. <br />Subcontractor input is solicited during the bid phase, resulting in more <br />accurate activity durations. <br /> <br />The Weitz Project Team performs a weekly schedule review and cross <br />references the Superintendent's daily reports as a means of providing a <br />"true real time picture" of the job status. Weekly updates are completed <br />with the subcontractor's participation, allowing for meaningful input <br />and coordination of the work. and making them accountable for their <br />commitments. For activities that are behind schedule, appropriate make- <br />up plans with the affected subcontractors are coordinated, executed in <br />the field and monitored for compliance. <br /> <br />The project Baseline Schedule is updated on a monthly basis and the <br />short interval schedules are updated on a weekly basis. <br />Short interval schedules are distributed and reviewed at <br />the weekly subcontractor coordination meetings and the <br />Baseline Project Schedule is distributed monthly to the <br />Owner. <br /> <br />Lean is a production management-based <br />approach to project delivery. Lean principles <br />promote continuous improvement. <br />innovation, and accountability of all <br />stakeholders. It occurs through successive <br />levels of planning starting from overall <br />promises, then to weekly and daily planning <br />where the details are worked out-what is to <br />be done, by whom. and by a specific date. <br />so that the work can be carried out. <br /> <br />The Last Planner system establishes <br />conditions that must be met for the next <br />phase of work to move forward. establishing <br />constraints, the person responsible for <br />removing that constraint, and the promised <br />date. Examples of restraints are answers <br />to Requests for Information, a trade that <br />is behind schedule, or the late delivery of <br />materials. <br /> <br />As the work begins in the field, the short interval <br />schedules are developed covering a six (6) week time <br />period where the scheduling process begins to break <br />the project down into more finite activities and shorter <br />durations. This becomes our primary scheduling tool for <br />completing the project in line with the milestone dates <br />established in the baseline project schedule. <br /> <br />In conjunction with the project schedule, The Weitz <br />Company. will utilize Lean and The Last Planner system <br />to increase teamwork and schedule effectiveness. The <br />system enforces accountability of all trades and team <br />members.
