MORIARTY <br /> <br />8) Evidence of CaDabilities for Construction Schedulina, Material Procurement, <br />assurance that Dlans, sDecifications &.. schedules are met. <br /> <br />A predictable outcome can only be assured if the proper project controls are implemented. <br />Effective communication is the key to success. From RFI logs to Indicated Outcome financial <br />reporting (done on real time basis), we have the most state-of-the-art procedures that allow us <br />to know where the job is at all times. JMA utilizes the latest in scheduling software such as <br />Project or Primavera P3 depending on the needs of the owner, Prolog document control <br />software as well as detailed cost breakdown matrices to ensure that all project requirements <br />are met. The following is a summary of our philosophy and project approach: <br /> <br />Preconstruction Seryices <br />The success of any project is absolutely dependent on the success of the preconstruction effort. <br />Combining that with the desire to build quickly, it becomes imperative to have a Construction <br />Manager that clearly understands the project objectives in terms of system requirements, <br />quality levels, redundancies, schedule, cost, and as importantly, has the capability and the <br />horsepower to help steer the preconstruction process to a successful result. Our experience in <br />building large complicated projects matches, if not exceeds all other contractors in South <br />Florida. <br /> <br />Procurement <br />During the procurement phase, we price everything in-house using computerized take off <br />software and spreadsheets that JMA has developed over the years. This enables us to ensure <br />accurate pricing in lieu of self-serving subcontractor pricing (although specialty items and/or <br />proprietary items will be reviewed with vendors and subcontractors). This in-house process <br />streamlines the decision making by eliminating the lag time waiting for subcontractor feed back <br />and allows timely negotiations and agreements to meet fast track scheduling requirements. <br />Prior to bidding individual items of work, the documents are reviewed by JMA for completeness <br />and are supplemented with additional information to further define the scope of work to be bid <br />(such as site access, staging requirements, construction logistics, hoisting requirements and <br />schedule restrictions). <br /> <br />Scheduling <br />Concurrent with developing a price for the project, JMA develops a schedule that will <br />incorporate not only construction activities, sequence and duration, but will input the timing of <br />work required by others to complete the project. We will identify long lead items and interface <br />them a purchasing timeline to ensure long lead items are procured and approved well in <br />advance of the required on job date. The exterior of the garage, the sailing ship and the <br />hardscape finishes of Heritage Park are items that will be addressed from project inception as <br />there are a lot of details and finishes that will make this Park a success. <br />
