These meetings are attended by the subcontractors, the architect and engineers to assure all items needed for the TCO are <br />addressed. Pavarini uses an established checklist so there are no surprises when the TCO approval process begins. <br /> <br />Also, in addition to the normal review and inspection process, sixty days prior to the scheduled TCO, Pavarini will invite the <br />respective building and fire department inspectors who will be performing the inspections for the TCO. We will reconfirm the <br />sequence of final inspections, anticipated durations, which inspections require simultaneous multi-department participation, <br />scheduling lead times for the required inspectors, and any other specific preparations required of the Project Team to expedite <br />the process. The continuous exchange of accurate information, communicated to all parties in the agreed upon manner, is the <br />single most critical factor for the successful delivery of the project. <br /> <br />Throughout the construction of the project Pavarini will maintain the As-Built documents and review those of the individual <br />subcontractors on a bi-monthly basis. Sixty days prior to TCO, Pavarini will distribute a checklist of the required closeout <br />documents specifically required of each subcontractor and major vendor in accordance with the contract documents and the <br />governing authorities.
