The main goal of the HCS Team in designing and <br />constructing the new parking structure is to create a work of architecture that ad- <br />dresses the functional requirements of your vehicular circulation and relates to the aes- <br />thetic opportunities provided by the site and the adjacent structures, all while providing <br />, <br />a good dollar value in terms of construction cost. <br /> <br />Our approach and methodology for accomplishing these tasks is as follows: <br /> <br />ASIa Team, coordinate closely with The Owner to understand the impact of the Master <br />Plan and how to relate to its goals for vehicular parking and movement. <br /> <br />Cqordinate initial design activities with you to insure compatibility functionally and aes- <br />thetically. <br /> <br />Explore construction options and methods of delivery to enable our team to give the <br />maximum parking spaces for the fixed budget. <br /> <br />Conduct in-house work sessions with all team members to insure a consistent delivery <br />to you ~within the given time restraints. <br /> <br />Be ever mindful that this parking structure will be a first impression and is required to <br />... <br />be user friendly both functionally and visually. <br /> <br />Preconstruction and Construction Phase Costs, Changes and Contingencies <br /> <br />To ensure the d~sign criteria is met within your established budget, we take a Team <br />approach working hand-in-hand with you during the design phase. We will provide <br />budget estimate~ at the required design stages or as required by The Port. HCS will <br />establish a GMPI prior to the completion of construction documents, usually at 35% <br />completion.
