The <br />eastern-most parcel is part of St. Tropez II but is as yet undeveloped. The remaining two parcels <br />are located directly west of the existing St. Tropez buildings and just east of the Miami-Dade <br />County sewer pump station. <br /> <br />We are in the process of planning for the development/redevelopment of these parcels. <br />In so doing, we have reviewed the existing provisions of the City's Land Development <br />Regulations ("LDRs") regarding standards and limitations on development in what is labeled as <br />the "Sunny Isles Beach Boulevard South Edge" ("South Edge"). We respectfully believe and <br />would suggest that certain provisions of those regulations should be reviewed and modified so <br />that this area of Sunny Isles Beach can have the same type of architectural distinction as do the <br />other high-rise portions of the City, and particularly the areas in the M-UR zoning district. <br /> <br />St. Tropez II, LLC; St. Tropez III, LLC; and Town Centre Developmental Property, LLC. <br />
