TECHNICAL PROPOSAL <br />PAI <br />Construction Documents <br />With the design fully developed, all the required technical information, such as dimensions and notes, <br />will be added to the drawings. <br />Concurrently with West A +D during this phase, our pre- construction team begins to format a project <br />budget. This budget is continually adjusted until the point where a Guaranteed Maximum Price can be <br />established. This phase is also where the scope of the project is identified and verified with subcontrac- <br />tor proposals. It is also imperative to begin to achieve the M/WBE goals set forth for the project at this <br />point. The constructability of the project is evaluated at this point, long lead items are identified, site lo- <br />gistics are coordinated according to each individual site and a preliminary schedule is prepared in order <br />to identify costs associated with time. Although the primary responsibilities of these tasks are those of <br />the pre- construction team, the project manager assigned to this project has continuous interaction and <br />input for a seamless transition into the construction phase. <br />Construction <br />The Project Manager is responsible for the successful navigation of the construction phase. His respon- <br />sibilities will include strict adherence to both the project schedule and budget. Weekly meetings are <br />schedule with both subcontractors and the City to ensure that project targets are being achieved. His <br />responsibilities will also involve the management of the submittal process and applications for payment. <br />Also involved on the construction team is the Project superintendent who will provide oversight to the <br />construction-related l project superintendent l contract <br />talc a n ccesto subcontractor agreements, wh chp ovidesqual ty control asafer wok environment <br />and greater adherence to the project schedule. <br />Close Out <br />Many of your typical close -out requirements are minimized by a properly managed project. Punch -list <br />items can be kept to a minimum if quality control is a priority during construction. Additionally, as- builts, <br />close -out manuals and warranty information are gathered continuously during construction to limit the <br />cost associated with such post- construction obligations. Also included in the close -out phase will be <br />required training, commissioning of equipment and final testing and balancing of the newly installed sys- <br />tems. <br />Sustainable Design and Construction <br />Having a strong understanding of the LEED requirements is essential from the start. West Architecture <br />has an in house LEED consultant who will oversee the entire process from design through construction <br />to ensure compliance and commissioning of the final project. Furthermore, West has several LEED Ac- <br />credited Professionals on staff with LEED experience.
