This brief is maintained in a
design notebook that is updated and modified as the project
progresses.

Overall Organization
The Coastal Systems team has a proven track record in
completing high quality infrastructure improvement projects that
include paving, grading, drainage, water and sewer, landscape and
related elements. The Coastal Systems team uses a variety of tools
to ensure a positive experience for the various user groups as well
as minimization of client costs and maintenance issues. Our
dedication to open lines of communication and proven project
management strategies reduces the amount of client oversight
required and streamlines all phases of project implementation
including production of plans, securing permits, and facilitating
the bid and construction phase of the process.

Timelines and Deadlines
Coastal Systems has adequate staff resources and knowledge to
complete all tasks identified in the RFP. Coastal Systems will
complete specific project planning, engineering analyses, design,
cost and alternative analyses, permitting and construction
administration tasks on time schedules mutually agreed between
the City and our office. Coastal Systems goal for effective project
management is to clearly define scope and fee budget for a project
from the beginning, in close conjunction with the City. Roles and
responsibilities are clearly conveyed and a project schedule
established with milestones. Most waterfront projects are complex
in terms of environmental regulatory permitting. Coastal Systems
strives to define the regulatory strategy prior to submitting permit
applications through pre-application meetings and an in-depth
knowledge of state and federal permitting regulations. Additional
studies and meetings are common during the permitting process to
address request for information (RAI) from various government
agencies. Coastal Systems is accustomed to providing technical
depth and manpower to address these issues on a timely basis to
keep the permitting process moving forward as environmental
permitting is most always on the critical path of the project
schedule. Communication with the City is essential during these
periods of time to present strategies and to address the project
scope relative to these RAI's.

Corporate Office: 464 South Dixie Highway.
