The City of Sunny Isles Beach shall give priority to in-fill development on <br />vacant sites, and redevelopment of existing, obsolete commercial and beachfront <br />development. <br /> <br />This development proposal seeks to redevelop an obsolete beachfront parcel. <br /> <br />Policy 10B. ...maintaining view corridors and promoting compatible relationships with <br />adjacent properlies and the beachfront... <br /> <br />This policy provides the language to protect the greatest natural resource the City <br />has, the beach, and visual access to it. Developments occurring on the east side <br />of Collins Avenue should offer ocean view opportunities to properties west of <br />Collins Avenue by providing adequate spacing between developments. The City's <br />zoning code requires appropriate side setbacks to accommodate these valued <br />view corridors. <br /> <br />Adequate spacing between developments serves to promote better relationships <br />between adjacent properties. Spacing helps to mitigate the impact of anyone <br />development on its neighboring properties.
