It also connects the beach with the <br />rest of the community, generating most of the pedestrian activity. The City aims to <br />create a safe yet enjoyable area along Collins Avenue by building open inviting <br />spaces promoting pedestrian activity. <br /> <br />The current building design proposed by the developer will provide an open <br />inviting pedestrian space along Collins Avenue in keeping with the City's <br />Streetscape Master Plan. <br /> <br />2. <br /> <br />Transfer Development Rights <br /> <br />I <br />I <br /> <br />The Applicant is requesting to approve the utilization of private TORs in the amount of <br />62,644 square feet of development rights and 32 dwelling units. The private TORs are <br />from, Abus Sunny Isles, LLC in the amount of 40,000 square feet and 20 dwelling units; <br />Chateau Beach, LLC in the amount of 20,000 square feet and 10 dwelling units; and, <br />Jerry's Famous Deli, Inc. in the amount of 2,644 square feet and 2 dwelling units. The <br />effect of the TOR's purchase and approval on the project would be an increase in FAR. <br /> <br />3. <br /> <br />Traffic Engineering <br /> <br />Traffic Impact Analvsis: <br /> <br />The traffic study was done by David Plummer & Associates, Inc. on 01/10/12 and <br />submitted by the Applicant on 01/11/12. The study analyzed the Chateau Beach project <br />and concluded that intersections currently operate, and will continue to operate within the <br />City's adopted LOS standards. <br /> <br />4. Property Appraiser Report <br /> <br />The Property Appraiser Report has been submitted by the Applicant.
