TRAFFIC MEMORANDUM FOR SUNNY ISLES DAY CARE CENTER <br />DATE: March 12, 2012 <br />TO: City of Sunny Isles Beach <br />FROM: Juan S. Calderon, P.E., PTOE, Project Manager <br />SUBJECT: Sunny Isles Day Care Facility Traffic Analysis (Revised) <br />Project: Traffic Impact Memorandum for Sunny Isles Day Care Center <br />Location: 17395 North Bay Road #102, Sunny Isles Beach 33160 <br />This revised memorandum has been prepared in order to <br />analyze traffic impacts with regards to a change of use of a <br />store -front of the unit #102 within the Prince of Sunny Isles an <br />office building within a high density multi - family residential <br />district located on 17395 North Bay Road, Sunny Isles Beach <br />33160. The proposed change of use involves a renovation of <br />the store -front from a Bank facility that previously occupied <br />three adjacent spaces to a Day Care Facility. The <br />memorandum includes the trip generation analysis comparison <br />based on ITE Trip Generation Handbook, 8"h Edition and the <br />summary of findings for the proposed change of use. The <br />following is a summary of the analysis. <br />Proposed Change of Use: The change of use is proposed from a previous Drive -In Bank to a Day Care Facility with an <br />approximate 1,633 SF. The original Drive -In Bank used to occupy 3 times the store -front area. <br />Trip Generation Analysis: Trips for the previous use as a Drive -In Bank and proposed building use as a Day Care <br />Facility were evaluated using Land Use Codes from the Institute of Transportation Engineers (ITE) Trip Generation, 8"h <br />Edition. Table 1 summarizes the estimated raw ITE trips. It should be noted that, in order to provide conservative <br />analysis, Trip Generation for the Day Care Facility was analyzed based on three different unit variables available. ITE <br />Trips Generation Worksheets are provided in the Appendix. <br />Table 1.
