<br />This is a great advantage because we can shave several weeks off of any proposed design schedule. <br />We will begin design within days of meeting with the City for the kick-off meeting. Later in the design <br />) process we will make necessary adjustments based on the traditional survey. <br /> <br />30% Design Documents <br />Our landscape architecture staff will generate one or multiple concepts, depending on the Client's <br />needs, for consideration at the 30% design stage. Our team will provide either hand sketches or fully <br />rendered 3D models using Sketch-up and Maxwell Render software depending on what is appropriate <br />forthe Client. The 30% design documents will include a site layout, preliminary routing of utilities and <br />drainage, conceptual locations for all site elements, and conceptual landscape and hardscape design, as <br />well as a materials palette with preliminary pricing for the project. All renderings generated at this stage <br />of the project will be suitable for use by the City for presentation to the public or other government <br />staff as necessary. CMA will submit the 30% Design Documents for comment to the City and arrange <br />a follow-up meeting with City staff to review project goals and schedule at this stage of the design. <br />Our team will again provide Meeting Minutes to make certain that major points of conversation have <br />been recorded and the design team is moving forward with a common purpose for the 60% Design <br />Documents. <br /> <br />60% Design Documents <br />Once the City has offered feedback on the 30% Design Documents, our team will make any necessary <br />adjustments to the proposed design and begin to fine tune the documents for a second round of <br />comments from the City's team. During this stage of design, we will be focused on moving the design <br />towards greater technical accuracy for execution and submittal to the multiple regulatory agencies that <br />will review the project. It is at this stage that we will flush out any unanticipated regulatory hurdles <br />and take the actions necessary to keep the project on schedule and budget without sacrifice to design <br />quality. At the conclusion of 60% design documents, the site plan will be nearly final, all materials will <br />have been selected, and all technical and regulatory issues will have been identified. CMA will submit <br />the documents for review to the City's management team along with choices to be made based on <br />preliminary meetings with pertinent regulatory agencies. CMA will meet with city staff and collaborate <br />with the Client to continue to move the project forward. <br /> <br />90% Design Documents <br />After incorporating feedback from the City on the 60% Design Documents, CMA will make their first <br />submittal to pertinent regulatory agencies in order to get official comments from each agency involved. <br />At this stage the construction documents will be nearly complete and while waiting for comments from <br />regulatory agencies, CMA will begin developing the specifications package that will accompany the <br />drawings for bidding.
