<br /> <br />City of Sunny Isles Beach ∙ RFQ No. 12-04-02 – Planning & Urban Design <br />2-15 <br />COMPREHENSIVE PLANNING AND <br />EVALUATION AND APPRAISAL REPORTS <br />Crucial to the creation, maintenance, operation, and growth of any city in <br />Florida, is the ability to address the state regulations of Comprehensive Planning <br />outlined in the Florida Statutes. Integral to this is the understanding of land use <br />and zoning. The firm is adept at urban planning and design, having developed <br />urban design plans, comprehensive plans, comprehensive plan elements, <br />comprehensive plan amendments, evaluation and appraisal reports, land <br />development codes and regulations, ordinances, water supply elements, urban <br />design charrettes, workshops and public involvement, for cities across the state. <br />In addition, Corradino has won awards for its work in this field, most recently for <br />its work on the Coral Gables Comprehensive Plan. <br /> <br />The firm also works as adjunct staff for many municipalities. In this capacity the <br />firm provides extensive planning expertise to assist in the review of development <br />proposals to verify compatibility with the City's comprehensive plan, land <br />development regulations, and concurrency thresholds. <br /> <br />The firm has completed Comprehensive Plans, Comprehensive Plan <br />Amendments and EARS for Homestead, Cutler Bay, Pinecrest, Islamorada, Miami <br />Beach, Hialeah, Sarasota, Doral, Miami Gardens, Virginia Gardens, El Portal, <br />Manalapan, and many others. Corradino has done EARs for the largest City in <br />the State (Miami) and one of the smallest (El Portal). They’ve been done in <br />Areas of Critical State Concern. Currently, Corradino is working on the Key West <br />EAR. In this project they are updating a comprehensive plan that had skipped <br />two EAR cycles. Recently, the State’s rules have changed, placing more control <br />in the hands of municipalities and local government. Cities can opt out of many <br />aspects of the growth management system, but this must be an active decision. <br /> <br />ZONING/LAND DEVELOPMENT REGULATIONS <br />The logical extension of a comprehensive plan is a Zoning Code and set of Land <br />Development Regulations, which implement the policy set forth in the <br />comprehensive plan. Comprehensive Plans focus on future development, and <br />zoning codes focus on current development, detailing how something sits on a <br />piece of land. All zoning codes have various districts that allow different <br />densities, floor area ratios, setbacks, height allowances, parking standards, <br />impervious area requirements and lot coverage requirements.
