Corradino has worked with both. For Homestead, the firm is revamping <br />the form-based code for the Southwest Neighborhood District. The firm is <br />completing its development of the Cutler Bay Land Development Code. This is <br />a brand new code created specifically for the Town. It is one of the few brand <br />new codes in the State. Corradino also works with a variety of cities as on-call <br />staff, tasked with the review of development applications including site plans. <br />Through these efforts the firm thoroughly understands zoning codes. They <br />understand how to review site plans, process variances and administrative <br />variances, work with Development Review Committees, Planning and Zoning <br />Boards, and City Councils as part of the development process. Corradino does <br />not do much, if any private-sector work, and therefore has no conflicts of <br />interest like the majority of other firms that work in this arena. <br /> <br />MASTER PLANNING <br />Corradino is adept at the development of master plans. These have been <br />completed for Miami Beach, the Miami-Dade Coastal Communities, Miami <br />Gardens, Doral, Palmetto Bay, Cutler Bay and many others. Master planning is <br />an exercise in quality data collection, technical analysis, project development, <br />project evaluation and prioritization as well as public involvement. Master plans <br />first need to understand the community’s wants. It is important to know what is <br />desired. Through an analysis of existing and future conditions, a determination <br />of needs can be attained. The complex part is melding the wants and the <br />needs to build consensus on a program of projects that would be acceptable <br />to the community, while mitigating future impacts. Once a program of <br />acceptable projects is listed, they must be explained in terms of costs to plan, <br />design, and construct. Then they must be evaluated so that those which meet <br />the community criteria are prioritized highest. Corradino likes to develop <br />implementation schedules with its master plans so that local governments <br />understand the path for each project; identifying funding sources, appropriate <br />permitting and approval agencies as well as implementation time frames. <br /> <br />ARCHITECTURE AND URBAN DESIGN <br />In Urban Planning, the art of creating livable neighborhoods involves the proper <br />layout and placement of public spaces, buildings, transportation systems, and <br />amenities so that the whole is greater than the sum of its parts.
