URBAN DESIGN ANALYSIS <br />B&A’s Urban Design Approach <br />Urban design is an analytical design process that defi nes the physical urban framework of the City. It is a <br />vehicle for analyses and design. It translates the planning framework into tangible design actions to guide <br />the physical form of the urban development; it bridges planning and architecture. <br />B&A’s urban design approach responds to clear planning steps that begin with understanding the <br />problem and intent; is based on solid analysis of conditions and potential opportunities; and is creative in <br />generating alternative solutions that are thoroughly conscientious in their evaluation and selection. Our <br />approach encompasses the following planning steps: <br />Identifi cation and defi nition of goals and objectives; • <br />Analysis of Existing Conditions - As with any professional endeavor, an understanding of the vital signs • <br />of the project must be developed. The areas of analyses will include varied elements beginning <br />with the regulatory framework, and may include other areas such as wind assessment, visual <br />corridors, economic and market demand conditions, building conditions, infrastructure analyses, <br />streetscapes, and others as may be necessary to defi ne the picture of existing conditions; <br />Summary of Issues and Opportunities – Summary of the salient conditions that create the issues • <br />and opportunities for action. These form the basis for the creation of the project vision; <br />Formulation of Alternative Options - May include specifi c designs, action or no action options, and • <br />others as may be required; <br />Alternative Evaluation Criteria and Selection of Preferred Alternative;• <br />Final Plan Preparation.• <br />We use of graphics and text to describe the existing conditions of the area and proposed actions. Final <br />products include specifi c design drawings, renderings, texts and implementation plans. <br />Phase 1 – Planning, Programming and Schematic Design <br />The project approach for Planning, Programming and Schematic Design Phase is broken down into the following <br />tasks: <br />1.1 Report Collection - The Team will collect all relevant information on the project, in particular: <br />• As-built drawings • Inspection reports <br />• Entitlement documents (if any) • Current documents with budgets <br />• LEED targets • Existing Utility information <br />1.2 Base Plan - Create a comprehensive Site Plan to include all existing buildings, site utilities, existing <br />CONTINUING PROFESSIONAL A RCHITECTURAL & ENGINEERING SERVICES FIRMS ONLY (CCNA) <br />RFQ NO. 12-04-02 <br />APPROACH & METHODOLOGY <br />50
