SGM Engineering, Inc. <br />City of Sunny Isles Beach RFP No. 12-04-02 <br />Continuing Professional Architectural & Engineering Services <br />Firms Only (CCNA) <br />Section 4 – Approach and Methodology <br /> <br /> <br /> <br />Types of services exemplified by discipline are as follows: <br /> Architectural - Design, planning, 3D Rendering, Real estate development, space utilization <br /> Mechanical – life cycle cost analysis, heating/ventilation/air conditioning systems (chilled water, DX), humidity <br />control, energy management systems, central energy plants, building auto mation controls, building <br />commissioning, sustainable design. <br /> Plumbing - Sanitary, Waste and Vent, domestic hot and cold water, storm drainage, gas <br /> Fire Protection - Wet and dry pipe systems, standpipe systems, fire pump design, pre-action systems, FM200, <br />deluge <br /> Electrical - Service and distribution, branch circuiting and devices, lighting (normal and emergency), exterior <br />and site lighting, lighting control systems, lightning protection, grounding systems, surge protection, <br />generators <br /> Systems - Cable Television (CATV), Closed Circuit Television (CCTV), fire alarm and mass notification, <br />voice/data and premise distribution, security, access control, intercom, audio/video systems <br /> Environmental - Environmental site , permitting municipal solid waste facilities , infrastructure crossing <br />environmental projects, asbestos abatement, archeological and cultural resource investigations, geotechnical <br />Additional services include: investigations; s and mapping; test and evaluation modeling and simulation studies and <br />analysis (including data collection and verification); consultation; construction cost estimates; construction <br />inspection; preparation of record drawings; soils engineering; drawing reviews; preparation of operational <br />maintenance manuals; National Historic Preservation Act analysis and documentation; historic and cultural resource <br />studies site identification s; design review; seismic analysis; design construction cost reconciliation; environmental <br />testing; statement of work review; site and evaluation; remed iation design; state regulator or EPA compliance for <br />hazardous materials such as petroleum products, automotive chemicals, asbestos, lead, and radon; designing <br />security and communications systems; designing fire protection and life safety systems. <br /> <br /> Other Studies and Related Services include: undertaking of any reviews, studies or investigations; planning <br />services, site selection services, relocation services, document processing, testing services, professional <br />experts at hearings, and photographs. <br /> <br />Design considerations include landscaping, architectural hardware, architectural evaluations, electronic and <br />communications systems, force protection, electronic communications, environmental or EPA regulatory <br />considerations including storm water pollution prevention plans and Section 404 Permit considerations. <br /> Project deliverables include: engineering studies, environmental (wetlands/waters of the U.S., asbestos, <br />lead based paint, soil, etc.), soil borings/samples for testing, boring logs, CADD produced plans, <br />specifications prepared utilizing Specsintact software using Unified Facilities Guide Specifications, <br />construction cost estimates prepared utilizing MII. <br /> <br />All work will be done by or under the direct supervision of licensed professional engineers or arch itects. Work and <br />deliverables may also include engineering studies, environmental studies, reports and recommendations; <br />formulation of facility sustainment programs, CADD produced plans and specifications. <br /> <br />Construction Plans: Once the preliminary engineering phase has been completed, preparation of the final <br />construction plans would begin. This would consist of preparing plan sheets, detail sheets and other drawings and <br />specifications necessary to produce a constructible set of construction documents. Upon the approval from the <br />City, SGM Engineering will proceed with 30%, 60%, 90%, & 100% review design by City’s Staff, coordinate the <br />review process with City’s Staff and implement the comments as needed. The construction scheduling is the <br />key to a successf ul completion. SGM Engineering will assist the City to minimize the disruption in building's <br />function, by providing steps to use after -hours, weekend and Holidays for major tasks. During the plans <br />production phase, SGM will keep the City’s Project Manager informed as to the status of the design and plans by <br />telephone conversation or email. Email has worked very well for SGM on past projects because these project <br />status emails can be reviewed at staff’s convenience. <br /> <br />
