I "," M, �, A A, Gateway Park Construction Management Services RFO.# 12 -06 -01 Change Orders: CIMA provides contract negotiation services for all types and levels of contracts: from architectural services, to specialty consultant's services to those of a owner. Stringent contract negotiation minimizes the Owner's risk and provides a legal foundation to pursue different approaches or remedies in potential dispute resolutions. Performed correctly, it can literally save millions of dollars in potential project exposure. Community Awareness Plan: The hand -off meeting between design and construction will discuss the community awareness plan. Specific issues to be discussed will include the following: j An update by the design project manager on any useful community information developed during J the design information • Factors influencing the contracting methods Mass mailings with information pertinent to the local area during the design phrase • Public informational meetings at Project Sites • News releases about improvements during the design phase r Copies of any informational flyers distributed previously • Any specific business issues encountered along the corridor during the design phase • Methods used to address complaints during the design phase All this information will lead to a better understanding of the community's concerns at the project sites i and allow CIMA to develop means and methods to address these concerns during construction. Special Coordination: The City hosts numerous events throughout the year. Special coordination will facilitate traffic flow in any construction corridor. Mr. Yeslow will lead this coordination through one -on -one communication about the project's progress and proposed impacts. The following events will require special coordination: • Jazz Festival • Beach events during holidays • Religious Holidays • Art Festivals Project Closeout: The projects materials certification and acceptance will be completed before the project's final acceptance. The timely submission of the certification package will be accomplished through the following steps: • Review the specifications at the beginning of project for testing requirements and inspections. • Review results for acceptance or resolution if results are not favorable. • Insure Asbuilts are accurate. • Assemble Warranty and Operation Packages with Contractor. • Receive Certificate of Occupancy from Building Department and /or Public Works.
