I "," M, �, A A, <br />Gateway Park Construction Management Services RFO.# 12 -06 -01 <br />Change Orders: CIMA provides contract negotiation services for all types and levels of <br />contracts: from architectural services, to specialty consultant's services to those of a owner. Stringent <br />contract negotiation minimizes the Owner's risk and provides a legal foundation to pursue different <br />approaches or remedies in potential dispute resolutions. Performed correctly, it can literally save millions <br />of dollars in potential project exposure. <br />Community Awareness Plan: The hand -off meeting between design and construction will <br />discuss the community awareness plan. Specific issues to be discussed will include the following: <br />j An update by the design project manager on any useful community information developed during <br />J the design information <br />• Factors influencing the contracting methods <br />Mass mailings with information pertinent to the local area during the design phrase <br />• Public informational meetings at Project Sites <br />• News releases about improvements during the design phase <br />r Copies of any informational flyers distributed previously <br />• Any specific business issues encountered along the corridor during the design phase <br />• Methods used to address complaints during the design phase <br />All this information will lead to a better understanding of the community's concerns at the project sites <br />i and allow CIMA to develop means and methods to address these concerns during construction. <br />Special Coordination: The City hosts numerous events throughout the year. Special <br />coordination will facilitate traffic flow in any construction corridor. Mr. Yeslow will lead this coordination <br />through one -on -one communication about the project's progress and proposed impacts. The following <br />events will require special coordination: <br />• Jazz Festival <br />• Beach events during holidays <br />• Religious Holidays <br />• Art Festivals <br />Project Closeout: The projects materials certification and acceptance will be completed before <br />the project's final acceptance. The timely submission of the certification package will be accomplished <br />through the following steps: <br />• Review the specifications at the beginning of project for testing requirements and inspections. <br />• Review results for acceptance or resolution if results are not favorable. <br />• Insure Asbuilts are accurate. <br />• Assemble Warranty and Operation Packages with Contractor. <br />• Receive Certificate of Occupancy from Building Department and /or Public Works. <br />CIMA's Qualification Statement p><�% <br />
