e
Gateway Park Construction Manamement Services RFQ# 12 -06 -01
A
c CIMA will receive all RFIs and forward them for disposition to the appropriate organization. All RFIs will
be answered by the CIMA project team. RFIs are time - critical items which deserve prompt and accurate
responses in order to avoid delays and claims. RFIs will be logged and tracked during the bi- weekly
progress meetings. The contractor will be instructed in the method and procedures for RFI submittals in
i order to develop a standard format for the projects.
Constructability Review: CIMA will review the plans, specifications and contract for any
deviations prior to incurring financial or temporal costs for the contractor or the City. Deviations or errors
in the plans, specifications or contract will be clarified with input from the Architect or Engineer of record,
and appropriate solutions will be developed and implemented before such construction activity
commences. This method will reduce and eliminate additional costs and time extensions due to errors.
Utility Relocations and Conflicts: All utilities on these projects will be reviewed and located
before construction commences. A preconstruction utility meeting will be held with the utilities, the
contractor and the engineer of record in order to develop a partnering method to develop lines of
communication with the involved parties and to discuss how utility conflicts will be resolved. In addition,
the contractor's work schedule and construction phases will be reviewed to develop a plan to perform
utility relocations which will coincide with construction activities and thereby eliminate additional costs
and delays.
Preconstruction Conference: Initial communications will be established with all the project's
parties upon receipt of the notice to proceed. These parties include City personnel, local and state
agencies, law enforcement agencies, utility companies, etc. The participation of these individuals and
entities is important to the success of the project. They will all be invited to a pre- construction
I conference where Mr. Yeslow will describe the team's approach to the project. This meeting will also
develop lines of communication and collect contact information to resolve any project issue quickly,
thereby avoiding delays. In addition to discussing project- specific information, all interested parties will be
welcomed to express any concerns during the construction which might affect their organization. A
solution will be discussed during the meeting to avoid delays and extra cost.
;
Conformance of Work: CIMA will immediately notify the contractor of any non - conforming
work, which will require immediate correction and will be documented thoroughly. Non - conforming work
will be tracked weekly and referred to the contractor for remediation and the avoidance of repeat
incidents. This will any eliminate contractor - caused delays and thereby keep the project on schedule.
Weekly Progress Meetings: CIMA will use weekly progress meetings to discuss the
contractor's schedule for the subsequent week and review the status of construction activities. The
contractor will be requested to explain and document any delays or extra work during the previous week.
This is done to track construction activities and identify any potential or actual delays in order to mitigate
increases in the time and cost needed to complete the project within the defined scope. This will also
allow Mr. Yeslow to avoid delays by providing solutions for future construction activities.
CIMA s Qualification Statement
