%, B k #% <br />r Gateway Park Construction Management Services RFQ# 12 -06 -01 <br />Decision Making: The CIMA team is composed of goal- driven professionals who are focused <br />on providing the City with results — not excuses. CIMA's decision making will be done at the level where <br />it is most effective. Mr. Yeslow will delegate authority (while still retaining responsibility) as appropriate <br />and necessary to ensure that our goals for construction quality, project progress and budgeting are met. <br />The following principles will be followed to ensure quality decision making: <br />All issues will be addressed as soon as they are identified. <br />• All issues will be fully documented until they are resolved. <br />• Issue resolution will be sought through research, contract review or Architect recommendations. <br />The project manager will be notified of any issues as soon as possible, and will receive advance <br />notification of any and all noteworthy events. <br />Project Progress: CIMA aims to complete its construction projects with cost and time overruns <br />of less than 5 %. The CIMA team is committed to meeting and exceeding this goal. The following key <br />principles are followed to ensure excellent project progress: <br />i <br />• CM staff must be knowledgeable about all specifications, plans and requirements. <br />• CIMA will review the contractor's baseline schedule for completeness and use it as a milestone <br />calendar to determine monthly progress. <br />• CIMA will use bi- weekly progress meetings to discuss the schedule for the subsequent week and <br />C ask questions about why any of the previous week's activities were not completed successfully. <br />• CIMA will provide quick resolution of any issues that could lead to a project delay, regardless of <br />which party is at fault (i.e., the contractor, EOR, CIMA or City). <br />Submittals and Requests for Information: CIMA is aware that significant submittals will be <br />r required for this Project. Shop drawings will include drawings, diagrams, illustrations, schedules, catalog <br />%� data, material certifications, fabrication procedures, storage and /or transportation procedures, test <br />results, manuals and design calculations submitted by the contractor to portions of the project. <br />CIMA will review the contract documents, derive a list of submittals which will be required for these <br />projects, and consult the Architect / Engineer on their completeness. Upon agreement with the on the <br />required submittals, a meeting will be held with the contractor and the list of submittals will be supplied <br />for implementation and inclusion in the contractor's schedule of submittals. The contractor will be <br />requested to present a schedule of submittals at the pre- construction meeting. <br />A submittal log will be used to track all shop drawings and submittals. This log will forecast and track <br />due dates for submittals to avoid any delays. CIMA will review the submittal log each week to determine <br />the submittals' status. <br />The request for information (RFI) is a process used to address construction and design issues. CIMA will <br />i exercise control regarding all project issues via the established lines of communication. It is important <br />that the contractor communicate through a single source in order to avoid multiple and varied responses <br />i to the contractor's requests. <br />l I <br />CIMA's Qualification Statement Page 13of16 <br />
