Scheduling <br />Fastrack MCI uses Primavera Project Planner to provide computer <br />generated schedules for the management of construction. This is <br />state of the art software that is recognized throughout the industry. <br />We also perform this as a consulting service for clients. Here at <br />Fastrack MCI we believe the construction schedule should be a tool <br />for everyone to use. The reasoning behind this is the more detail <br />that we can show, the better the decisions that can be made. A <br />proper and detailed schedule gives the project a solid foundation to <br />succeed. The thinking behind this is that everyone buys into the <br />schedule, good, bad or indifferent so that all team members have <br />made commitments to successfully complete the tasks at hand. <br />We update schedules weekly internally and then present them to the <br />owner during the weekly meetings. <br />We put everything on the schedule from the shop drawings and <br />other submittals right down to the activities such as; the owner <br />approving colors and building department approvals. What this does <br />is give the team the buy in to complete the activities within the <br />specified time so that the project is not delayed. Projects do not fall <br />behind due to lack of knowledge: they fall behind due to lack of <br />decisions and lack of knowledge on when to make the decisions!! <br />This is why you have a detailed schedule from the beginning. <br />Development of schedule information from subcontractors is a <br />critical process in the compilation of the project schedule. We, as <br />the Construction Managers will perform a very detailed baseline <br />schedule. We will then issue this to the subcontractors in the bid <br />packages during the bidding. Then prior to awarding the project we <br />will sit down with the sub and discuss crew sizes and productivity. <br />Every sub is different, some may hang drywall faster but finish <br />slower. You cannot use the same productivity for every project and <br />every sub. This is why a detailed schedule sets the groundwork for a <br />successful project. We sit down with the subs and then use <br />Primavera and input the crew sizes and also input them by discipline. <br />If the owner or any team member, including the subs, need only the <br />specific trade, we can filter just those activities and only look at the <br />impact on all of the areas that the sub needs to be performing work. <br />Many other firms do not provide this because of the extra time it <br />takes upfront. The benefit far outweighs the time.
