Cost Control <br />Since Fastrack MCI uses the same proven method on all projects, we <br />will walk you through our process. Fastrack MCI is very highly <br />motivated and also influential during the cost control process. We <br />want to make sure there are no surprises during all of the phases for <br />the entire team. This includes all of the phases from the design, the <br />approved GMP, and final completion. We hold everyone including <br />ourselves accountable, while making sure that the team sticks to the <br />plan. The way that we ensure this happens is constant meetings <br />during the initial design, coupled with a Schematic Estimate. At this <br />stage it is still early enough to discuss which direction the project <br />needs to go to stay within budget or have the entire team talk about <br />options such as alternate designs, alternate plans on how to build the <br />project, different types of materials, or even if the project needs to be <br />phased so that design is conducive for future phases. The next <br />development of costs are assembled from the design development <br />drawings, where we provide a more detailed estimate, and where we <br />start implementing our quantitative takeoff with our state of the art <br />software MC2 along with on screen takeoff software. We can digitally <br />overlay the different plans from the updates and readily tell what the <br />changes are, color code them, and use our historical data base costs <br />which are constantly updated. What this also does is set up the ground <br />work for a constructability review. This process always eliminates <br />change orders and helps the design team critique the drawings. What <br />we can do when we receive a change in the documents we can <br />overlay the sheets and it will recognize all of the changes. This lets us <br />show the team if this is actually what they want while also allowing us <br />to confirm that the subs are verifying and pricing what is actually <br />needed and what was deleted.
