cmBUILD IN <br />GOOD COMPANY. <br />• In order to analyze changes we will require design - builder to <br />provide unit cost for items that are typically part of change <br />requests. Items such as electrical outlets, light fixtures, doors <br />and hardware will be priced before they are requested in order <br />to ensure the most competitive price. We will also employ our <br />extensive recent cost history to compare change item cost to. <br />We anticipate weekly Owner /design - builder meetings in order <br />to keep the lines of communication open and resolve issues <br />efficiently. We will maintain meeting minutes and action items in <br />order to hold individuals accountable for commitments. <br />• In order to control and archive documents effectively we offer <br />our Blue Beam system. This will make document updates and <br />changes available to those who need them in real time and at <br />the same time maintain a history of the request /changes. We <br />will prepare and upload daily reports and photographs on this <br />platform as well. We will record, review and route submittals <br />from the design builder. They will be compared to performance <br />criteria and /or scope documents for compliance. We will create a <br />sample room for future reference as materials are installed. <br />• We will perform QC checks on a daily basis to ensure materials <br />and workmanship are in compliance with approved submittals <br />and documents. We will utilize The Weitz Company Quality <br />workbook to ensure that each phase of the work is reviewed, <br />documented and signed off prior to the next phase beginning. As <br />an example, we will check window installation and perform test <br />before drywall work is permitted to begin in order to catch and <br />mitigate any leaks. We will prepare a punchlist at each of these <br />phases in order to minimize issues at completion. <br />• We will review the pay request and walk the project with <br />the design - builder to confirm percent complete and agree on <br />progress. <br />• We will manage the permitting process in conjunction with the <br />design - builder. In order to close out the project strong we will <br />prepare permit 'open items" list and establish plan to close <br />items. We will provide complete project documentation at <br />closeout to the City of Sunny Isles Beach in the format requested <br />and electronically. <br />SECTION 2 // QUALIFICATIONS <br />CASE STUDY: <br />MAKING RAIN NOT LEAKS <br />Weitz knows the Florida environment after <br />34 years of building here.
