2. Traffic Engineering <br /> Traffic Impact Study: <br /> The Applicant submitted a traffic report dated November 30th, 2016 prepared by Carlos X. <br /> Valentin, P.E. from Richard Garcia & Associates, Inc. (a/k/a RGA). The report has been <br /> reviewed by the City's Consultant Eric Czerniejewski, P.E. from Calvin, Giordano, and <br /> Associates. The City provided comments on January 24, 2017 and the Applicant has <br /> . agreed to address comments from City's consultant. The City's Consultant has approved <br /> the submitted plans subject to compliance with Consultant's memo dated January 23, 2017 <br /> and with Condition # 18 in this report. <br /> 3. Landscaping Architecture <br /> The Applicant's Landscaping Plans were prepared by Architectural Alliance Landscape <br /> dated January 31, 2017 and have been reviewed by City's Landscape_Consultant Kathy <br /> O'Leary Richards, PLA, ASLA, LEED GA from O'Leary Richards Design Associates, Inc. <br /> dated January 23, 2017. The City's Consultant has approved the submitted plans subject <br /> to conipliance-With Coridition# 19 in this report. - — <br /> 4. Civil Engineering. <br /> The Applicant's Civil Engineering Plans were prepared by SRS Engineering Inc: dated <br /> January 31, 2017 and have been reviewed by City's Civil Engineering Consultant Nicholas <br /> B. Mahon, P.E. from Calvin, Giordano, and Associates. The City's Consultant has <br /> approved the submitted plans subject to compliance with memo dated January 23, 2017 <br /> and Condition # 20 in this report. <br /> VI. FINAL ANALYSIS <br /> Based on the above review, the application is generally consistent with the City's <br /> Comprehensive Plan and the City's Land Development Regulations. <br /> The project is utilizing the maximum density allowed through an existing workforce housing <br /> bonus available in the RMF-2 zoning district. This bonus would provide 35 workforce <br /> housing units within the existing tower in this project. These workforce housing units must <br /> satisfy all requirements stipulated in Section 265-39 of the City Land Development <br /> regulations. In addition, the project is providing an extended baywalk with approximately <br /> 1,680 linear feet of pathway that would be improved with art components, benches, pavers, <br /> and lighting. In conjunction with the baywalk, the Applicant is proposing to dedicate 0.4 <br /> acres of land for open space that will unified and continued the existing Intracoastal Park <br /> system at the south end of the City.
