January 31,2017 <br /> Page 2 <br /> The Property is zoned High Density Multifamily (RMF-2) with an underlying land use of <br /> Medium to High Density Residential, and multifamily residential building are permitted uses within <br /> the district. Although the Property is an irregularly shaped lot, the Proposed Project meets all <br /> requirements under the City's Land Development Regulations ("LDRs") including height, FAIR, <br /> parking and density, with the exception of setback encroachments and building separation, as <br /> described below. <br /> The Proposed Project will be developed in three (3) phases, starting with the parking <br /> structure to be built in Phase 1 ("Parking Garage"), the Proposed Building on the Northern Parcel <br /> to be built in Phase 2 ("North Tower" or "Building 100"), and the Proposed Building on the <br /> Southern Parcel to be built in Phase 3 ("Southern Tower" or "Building 200"). See enclosed <br /> Logistics and Phasing plans for further details.3, <br /> Project Design and Landscape: <br /> Each of the Proposed Buildings will have views over the Royal Palm Waterway and the <br /> Poinciana Waterway. The Parking Garage will provide parking for each of the Proposed Buildings <br /> -- - - and the Existing Building.-The-architectural style is one of timeless elegance that-incorporates_- _ <br /> traditional architectural features. Those features include proportional window fenestration <br /> articulation, decorative banding and cornice detailing, decorative bronze railings, and stone <br /> veneers around columns at key locations on the buildings. While historically the City has been <br /> identified with contemporary building styles, the varying barrel tile roofline and traditional <br /> architecture creates a dynamic look to the City's unique skyline. While each building is similar in <br /> style, each tower will have its own sense of arrival that will distinguish themselves from each other. <br /> The two Proposed Buildings will contain an abundant outdoor amenity package consisting <br /> of pools, yoga lawns, cabanas, chaise lounges, dog park, outdoor kitchens, trellises, and water <br /> features. The prominent overall amenity feature of the Proposed Project is the baywalk. The <br /> baywalk will extend the entire length of the project for approximately 1,500 linear feet and provide a <br /> pedestrian linkage between each new tower and the Parking Garage. This walkway will also serve <br /> as a connection linkage to the Existing Building. The following amenities/elements of the baywalk <br /> will enhance the pedestrian experience: light poles, bollard lighting, cable rail barrier system, <br /> concrete unit paving, benches, trash receptacles, bike racks, water features, and one (1) <br /> bougainvillea trellis sculpture. <br /> The overall planting theme is to create a well-balanced natural landscape consisting of all <br /> native or very drought tolerant material while providing shade for the pedestrian. By incorporating <br /> this approach in the planting, we will reduce the overall watering requirements. At the midpoint of <br /> the development, a central pedestrian crossing is provided, which is highlighted by two (2) large • - <br /> bougainvillea trellis sculptures. Another point of interest in the landscape is the creation of the <br /> southeast garden park. This garden park is highlighted with two (2) signature bougainvillea trellis <br /> sculptures and a meandering path to a waterway overlook seating area. The landscaping and <br /> outdoor improvements will be an integral part- of the Proposed Project enhancing the overall <br /> 3 Note: Applicant is also requesting a temporary construction fence.
