Applicant requests permission to affix the graphics depicted as part of the plans and drawings <br />submitted along with this Application. <br />In general, the Applicant maintains this project is: <br />1. Consistent with the Comprehensive Plan Town Center Strategy and Objectives <br />11 and 12 of the Future land Use Element. <br />2. Meets all the other criteria of the LDR's as described herein and as reflected in <br />the plans. <br />3. Continues the renewal, revitalization and redevelopment of Sunny Isles <br />Boulevard which is underway. In this moderate to high intensity of design - unified area, it <br />affords a concentration of different urban functions horizontally and vertically. <br />4. Enhances the overall development of the City and produces an environment of <br />desirable character and harmony with the neighbor. It is also consistent with the already <br />approved transfer of development rights of the projects to the east and therefore creates a <br />logical pattern of development in accordance with the City's Code. <br />Finally, this project will afford an interesting diversion from the visual similarity of the current <br />building massing and scale on Sunny Isles Boulevard by featuring a unique and elegant, highly distinctive <br />and generously setback design with accessible pedestrian spaces and retail spaces that will activate the <br />Boulevard and create pedestrian traffic. The towers are distinctive from the 163' Street Causeway <br />because of their "crisp" geometric design elements. At the same time, however, the Applicant has been <br />sensitive to making the ground and garage levels pedestrian friendly and providing interesting diversions <br />like the marina window designs and the restaurant/ retail component of the project. Also, the overall <br />landscaping of the project, including the rooftop terraces, mid level gardens and other architectural <br />features, have been designed to minimize any impact of residential neighbors to the south and to <br />maximize view corridors from the north. <br />As mentioned, the Baywalk will be a significant public benefit to the City with its wonderful <br />access and uses for the public along the waterway and will blend in wonderfully well with the park that is <br />planned by the City along the roadway that loops under the causeway, while continuing to improve the <br />aesthetic appearance of Boulevard which is the gateway to the City. <br />Based on the foregoing, we urge your favorable review and recommendation of this application. <br />Should you have any questions, please feel free to call me at (305) 441 -0222. <br />Sincerely yours, <br />LYNN M.
