Project Construction Management Approach
A. The process used for selecting and managing subcontractors
Hellas self-performs all of the work for most of its projects which means that Hellas has full
quality control over the project from start to finish. Only about 5% of Hellas' overall work is
subcontracted using trusted and experienced subcontractors. Hellas closely manages and
supervises its subcontractors and ensures its subcontractor contracts/agreements adhere to
the conditions of Hellas' prime contract and project specifications. This also helps in
maintaining control of the delivery of supplies and services as well as payment procedures. If
the need for a subcontractor arises, Hellas uses qualified subcontractors and distributors on a
per project basis. Please see below for a list of selection criteria:
• Best overall value for the School District
• Past performance and references
• Company-resume
• Hellas' past experience with the subcontractor
• Subcontractor location in relation to project site
® • Pricing/quote amount
B. A description of how the firm/team will be organized (document who is in charge with
decision making authority)
Hellas's hierarchy of decision making for turf projects from top to bottom is as follows: Reed J.
Seaton (President), Bruce V. Layman (Vice President-Turf), and Matt Schnitzler (General
Superintendent and Certified Field Builder). Hellas will also have a dedicated Project Manager
and point of contact. The Project Manager will begin the shop drawing and submittal process
immediately following the notice of intent to award. Submittals will be transmitted
electronically and by mail to speed the process and maintain the construction schedule. Also,
Hellas will provide an onsite foreman with many years of experience in turf installation.
C. The method used to develop a project schedule to ensure that projects are completed on
time including the process used to determine when long lead materials and equipment are
ordered
Hellas Construction, Inc. will start the submittal process immediately upon notice of award. The
first milestone will be the completion of the turf sample and approval process. These approvals
must be completed with enough time to manufacture the turf materials in time for installation.
Hellas Construction, Inc. will commence removal of the surface immediately upon NTP. A
Project Schedule will be created and this detailed schedule will be reviewed and revised weekly.
Hellas Construction,Inc. _ REP#12.10-03 P,75
