Request of the Mansions at Acqualina Site Plan Modification — Alexey Knyshov <br /> ("Applicant") for the property located at 17749 Collins Ave Unit # 1701, Site Plan <br /> Modification for the following: (Hearing #PZ2017-06): <br /> Summary: <br /> • <br /> The Applicant, an owner of a unit, is requesting a modification of an approved site plan to <br /> increase the size of his unit by a total of 229 square feet. This increase in square footage will <br /> change the approved square footage from 431,666 square feet to 431,895 square feet (229 <br /> square-foot increment) in order to enclose a section of unit balcony #1701. Further, the <br /> Applicant is requesting approval of the purchase of additional Transfer of Development <br /> Rights (TDRs) in the amount of 229 square feet of Floor Area Ratio (FAR) for the balcony <br />• <br /> enclosure. <br /> Requests: <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations,the Applicant is requesting a site plan modification to an approved site plan <br /> for an increase in square footage from 431,666 square feet to 431,895 square feet of Floor <br /> Area Ratio (FAR). <br /> 2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations,the Applicant is requesting the approval of the purchase of 229 square feet of <br /> TDRs from the City's TDR Bank. <br /> Protests 0 Waivers 0 Ex Parte 0 <br /> Action: Mayor Scholl gave opening remarks on zoning procedures/decorum. City Clerk <br /> Betancur read a disclaimer for the Zoning hearing, and administered the oath to witnesses. <br /> City Attorney Ottinot asked if there were any Ex Parte disclosures to which all <br /> Commissioners responded no. <br /> Planning and Zoning Director Claudia Hasbun reported that the applicant is seeking a site <br /> plan modification consisting of a balcony enclosure which would increase the square footage <br /> from 431,666 square feet to 431,895 square feet of Floor Area Ratio(FAR). The applicant is <br /> also requesting the approval of the purchase of 229 square feet of TDRs from the City's TDR <br /> Bank. The application is consistent with the Comprehensive Plan and generally consistent <br /> with the City's Land Development Regulations. <br /> Public Speakers: None. <br /> Mayor Scholl mentioned that when the development was first approved it was contemplated <br /> to enclose the balconies,however,it was decided to leave the TDRs out and let the individual <br /> property owners buy them-as they come in for approval. <br /> 2 <br /> i. <br />
