Summary of the Capabilities of our Staff to Provide Technical Services:
1. Option analysis: Joe Butler will coordinate and produce a list of upgrades, or
equals, and substitutions with detailed specifications from the various design
disciplines. Using his estimating and engineering background he will price these
options as adds or deducts to the proposed drawings and specifications. This will
allow the owner's staff to accurately evaluate the level of quality being provided
versus the actual cost and make adjustments if needed.
2. Design Review: Craig Colligan, John Mayer, Joe Butler and major subcontractors
will join with the architects staff and the various engineering disciplines during
the 50%and 90%drawing stages to red line the drawings for errors and
omissions. This process will eliminate most common design errors and will lead
to smoother transition from design stage to the construction phase.
3. Budget Estimating: John Mayer and Joe Butler will evaluate the project from a
cost basis during all stages of design and scope development by using their vast
experience in unit price estimating and parameter estimating techniques to make
sure the design stays on the project budget. Our extensive computer database of
construction costs for this area allows us to evaluate cost options without actually
going out for bid during the early stages on the project.
4. Value Engineering: Craig Colligan,John Mayer,Joe Butler and major
subcontractors will join with the architects staff and the various engineering
disciplines during the 50%and 90%drawing stages to review the cost impacts of
various design assumptions and make suggestions on alternates construction
techniques or materials that will produce the same or better quality for a lower
price.
5. Life Cycle Cost Analysis: Joe Butler will use engineering economic analysis to
evaluate the buildings and components to show the merits and best possible value
to the owner over the entire expected life-cycle of the project.
6. Project Scheduling: The project baseline schedule will be finalized in the early
stages of design and maintained throughout the project. Craig Colligan, John
Mayer, and Joe Butler will assemble the schedule and make sure all project team
members are on board to deliver on schedule. At the construction phase the
schedule will be augmented with detailed activities and coordinated with the
project managers, the subcontractors, and major material suppliers.
7. Quality Control (Design & Construction): The main conduit of quality control
during the design and construction process will be placed under the direct
supervision of Craig Colligan with help from the project managers on-site. His
extensive years of experience in using detailed and proven methods of reviewing
the construction process have produced many successful projects in the past.
