CONSULTING ENGINEERING SERVICES FOR <br />Golden Shores Utility Undergrounding and Roadway Improvements <br />D–7IWOP41002.18w_Sunny Isles Beach Golden Shores Undergrounding.indd <br />of the project, allowing the City and Kimley-Horn an adequate amount of time to procure these easements prior to <br />construction. Kimley-Horn’s experienced internal staff supported by our subconsultants will assist the City with these <br />acquisitions. In the event that a property owner will not provide the easement, alternate locations can be identified and <br />easements ultimately procured prior to the performance of the detailed design for that area. The team will continue <br />working on easement acquisition throughout the project duration and will continue until all the necessary easements have <br />been obtained to accomplish the project. <br />FPL prefers 10'x10' easements for single phase transformers. Open Delta Bank Transformers require a 13'x10' <br />easement. Three-phase transformers require anywhere from 10'x10' to 20'x20' depending on the load. FPL prefers <br />24'x24' easements for switch cabinets and capacitor banks. Underground Feeder Splice boxes require a 7'x22' <br />easement. Underground Handhole easements can vary between 5'x5' and 5'x20' depending on the size of the handhole <br />and configuration of the underground wiring. Actual easement dimensions and configurations may vary depending on the <br />specific situation, field conditions, and types of equipment to be installed. Easements must be located adjacent to and <br />accessed from the public right of way. The design of the communications networks follows the design of the electrical <br />network to allow coordination of the designs that promotes the collocation of electrical and communications equipment in <br />common easements. This reduces the overall number of easements required for the project. <br />We have pulled the existing plats to review the existing right-of-way widths and easements in the neighborhood. Rear <br />yard easements are 2.5 feet on each abutting property totaling 5 feet. Most of the rights-of-way with exception of North <br />Bay Road which is a 70-foot right-of-way, are 50-foot in width. As a cost-effective alternative, equipment may be placed <br />in public right-of-way to minimize additional easement acquisition. It will depend largely on where equipment is placed <br />and if there is enough clear zone space to be approved by FPL’s safety department. Equipment shall be located to meet <br />the clear zone requirements contained in the Florida Department of Transportation Design Manual, Chapter 215, and the <br />Florida Greenbook, as applicable. <br />Utility Owner Coordination <br />We will conduct coordination meetings with FPL, AT&T, Comcast, Atlantic Broadband, and the City to efficiently exchange <br />information and work through any issues. Face-to-face meetings will also facilitate the conceptual design of the overall <br />electrical, telephone, and cable systems that will need to be developed. Coordination meetings like this with key <br />stakeholders have been a key to success on many past undergrounding projects. Additional stakeholders who will be <br />included in this coordination process in addition to those listed above are as follows: <br /> Miami-Dade Water & Sewer Department – For coordination of sewer main relocations and/or replacement projects <br />that are already anticipated and funded, as well as existing infrastructure mapping. <br /> North Miami Beach Water – For coordination of water main relocations and/or replacement projects that are <br />already anticipated and funded, as well as existing infrastructure mapping. <br /> Dade County Public Works and Traffic – For coordination of traffic signal improvements and/or upgrades along <br />with existing signal interconnect mapping and street light coordination. <br /> Florida Department of Transportation – For coordination of anticipated improvements for a proposed <br />undergrounding corridor within State right-of-way and existing utility mapping (if necessary). <br /> Hotwire Communications – For coordination of anticipated improvements for a proposed undergrounding corridor, <br />as well as existing facility mapping. <br /> Crown Castle Fiber – For coordination of anticipated improvements for a proposed undergrounding corridor, as well <br />as existing facility mapping. <br /> TECO Peoples Gas – For coordination of existing and/or anticipated natural gas facilities within a proposed <br />undergrounding corridor. <br />During the detailed design process, we will continue holding regular coordination meetings with FPL, AT&T, Comcast, <br />Atlantic Broadband, and the City to exchange information and work through any issues related to the project.
