As proposed, the <br />Center will create a vibrant, walkable <br />pedestrian environment with a <br />unique sense of place: a modern <br />design statement driven by Miami’s <br />unique physical context, culture, and <br />architectural heritage. <br />Kimley-Horn partnered with a private developer, the City of Miami, <br />the Miami Community Redevelopment Agency (CRA), and other <br />stakeholders in preparing typical sections for streetscapes for <br />the City’s largest proposed downtown project. Kimley-Horn also <br />partnered with numerous utility companies to determine existing <br />underground conditions. These freight <br />corridors include the <br />Palmetto Expressway <br />running north-south <br />through the eastern <br />portion of the Town, Florida’s Turnpike along the west <br />border, and Okeechobee Road (US 27) along the north <br />border. The Town was incorporated in 1949 and markets itself as a hub for industrial development. <br />Over the years, the Town’s low taxes and low-cost land, coupled with a business-friendly regulatory environment, has <br />led to significant industrial development and the land is now mostly occupied. As the Greater Miami Area has increased <br />in population and density, the need to improve failing infrastructure in the Town has become apparent to improve the <br />utilization of land within the tax base. Roads are in poor condition and localized flooding persists throughout the Town <br />during normal rain events, a fact which has deterred some developers from moving into the underutilized areas of <br />the Town.
