L N x <br />—� CONSTRUCTION <br />MANAGEMENT <br />enables us to make sure it is completed prior to turnover. Our commissioning process ensures that <br />all building systems are properly installed, that all manufacturer's testing and start-up is completed, <br />all performance checks and adjustments are made before occupancy. <br />Project Closeout and turnover <br />Project closeout also starts at the commencement of the job. All information is gathered and <br />organized throughout the project to ensure that a turnover of warranty and operating manuals <br />occurs without delay at the end of the project. As -built drawings are maintained throughout the <br />project to provide record of the actual project upon completion. During closeout any formal <br />training necessary to enable the owner to properly operate and maintain installed equipment is <br />provided. As the contractor we will do pre - punch -out work to ensure that there are no lingering <br />punch -out items at completion. To ensure a smooth turnover Lynx Construction Management will <br />' be on the site for all turnover activities and training. <br />We will turn over a complete set of close -out documentation to the Owner and a close -out book at <br />' substantial completion. <br />Schedule detail <br />Lynx uses Primavera the "state -of the art" in scheduling software. We update and maintain our <br />schedules so we remain on -time and that opportunities to accelerate the project are not lost. We <br />coordinate scheduling information with our subcontractors and suppliers in order to maintain <br />critical milestones and the most efficient use of resources. <br />DThis information is shared with the entire Team in the project meetings and using web based <br />collaborative tools. All of our projects have been finished on or ahead of time. <br />Cost control <br />Lynx Construction Management implements cost control procedures at the onset of the project. <br />We provide expert estimating in our pre - construction services department. Our estimators have <br />over 30 years of local experience and know how to get the best value from our subs and suppliers. <br />We strictly adhere to the owner's design criteria and provide design solutions and construction <br />options that meet the budgets. Our pre - construction process consists of the following major steps: <br />• Options and Alternates analysis <br />Lynx Construction works with the designers and owners to ensure that the major items in <br />the owner's design criteria are the priorities of the budget. Lower priority items are <br />' provided as alternates and options. <br />• Design Review <br />At each phase of the design development process the entire team is involved in a review of <br />the owner's needs versus the design schemes.
