A floor drain in a trash room
kept overflowing with sewer creating major problems to the building condominium association. Line is
cleaned by constant jetting but the problem persists.

Premiere Design Solutions, Inc. (PDS) was contracted by the Building Association to conduct an
existing sanitary sewer assessment to verify condition of the pipe, find the reason the constant sewer
back-ups and devise a solution.

During the Condition Assessment phase, PDS conducted extensive TV inspections of the pipe along with
visual inspections trough trenched dug underneath the slab and researched available as-built
information. The downstream gravity collection system was also inspected since sewer line was found
flowing full at all times. It was found that the existing 12” collector sewer line under the first floor of the
building is starting to show corrosion signs and numerous depressions or “bellies” creating low spots in
the pipe with solidification and calcification inside the pipe, reducing the effective inside diameter of the
line considerable. Pipe blockages were also found in the gravity collection system outside the building.
Findings were presented in a report.

PDS proposed a repair design including correction of pipe slope with hangers, replacement of structural
deficient piping, and extensive cleaning not only of the pipe under the building but the collection system
outside the building. After repairs were completed and cleaning conducted, pipe was flowing freely and
sewer overflows have stopped. Repairs were conducted with no disruption to residents.

Services performed by PDS staff:
Condition Assessment of Sewer Line
Repair Procedure and Remediation Alternatives
Permitting Coordination with Permitting Agencies
Design and Specifications for Sewer Repairs and new Sewer System
Construction Management and repair monitoring
Ocean View Gravity Sewer Assessment
Ocean View Building “B” Condominium Associations
City of Sunny Isles, Florida

148
