These detailed notes will be transformed into a refined outline for materials <br />and their costs based on each deliverable. <br />Evaluation of materials will be compared with the budget at this stage and changes will be made <br />accordingly based on confines of the project. This final estimate will assist the engineer or architect and <br />client with checks and balances against the general contractor on final bid, which may also be used as <br />a final negotiation tool prior to final contract agreement. A review of the estimate will be conducted to <br />answer questions, such as: <br /> ƒAre the assumptions used in the estimating process reasonable? <br /> ƒHas the historical database been normalized to account for parameters such as inflation? <br /> ƒIs the cost estimate logical? Does it make sense in the context of the service being estimated? <br /> ƒDoes the estimate display a bias toward being too low or too high? If so, how is the bias displayed? <br />KEITH can evaluate alternatives and recommend substitute methods or materials based on their relative <br />economy and life cycle. Our efforts are designed and focused to identify and make recommendations <br />on cost issues and risks as early as possible to address and mitigate prior to start of construction. The <br />inspection staff will be armed with this detailed information during construction to ensure budget is <br />following approved estimates. Clients are notified of any outstanding issues based on each completed <br />deliverable. Constructability Reviews will be in place to minimize and/or eliminate any potential change <br />orders by the general contractor during the construction process based on conflicts between disciplines, <br />drawings, and specifications. <br />KEITH has a reputation of working within the budgets set and negotiated to perform design and <br />construction services of this nature.
